Description

Reydon Cottage is an attractive period house, with delightful gardens, in grounds of about two thirds of an acre, and two excellent annexes. It has been a much loved family home for our clients and comes to the market for the first time in over two decades.

The property is Grade II listed for special architectural and historic interest. It is believed to date from the 18th century and was substantially remodelled and enlarged in the 1830s. The house retains many superb period features throughout, including a handsome Gault brick façade and sash windows.

When previously marketed, in 1851, The Times described it as one of the most "delightfully situated freehold cottage in the county", particularly noting its proximity to "the fashionable watering-hole Southwold".

The house has been comprehensively restored, renovated and remodelled by our clients to create a comfortable family home comprising well-proportioned rooms balancing period charm with modern practicalities.

The front door opens into the charming entrance hall, doors off of which lead to the kitchen, drawing room, sitting room and inner hall; stairs lead to the first floor.

The L-shaped kitchen and reception room is a most wonderful space. The kitchen has a double sink, ample storage, an island and integrated appliances. A large window looks out over the gardens and stairs lead down to the generous cellar; a secondary staircase leads to the first floor.

The reception room has a dining area and cosy sitting area around a beautiful and interesting, mahogany chimneypiece , thought to have been exhibited at The Great Exhibition. Off of this reception room is a much-loved conservatory, with red and white grape vines.

Both the drawing room and sitting room are elegantly proportioned, with good ceiling height. To the rear of the building is a useful inner hall, which are clients use as a boot room, a utility and lavatory.

The first floor accommodation consists of five bedrooms, the family bathroom and a further lavatory. The principal bedroom and second bedroom both have pretty original chimneypieces. The third bedroom adjoins the principal bedroom and is currently used as a dressing room, it would make an ideal nursery or en suite.

Reydon Cottage has stunning grounds of about 0.62 of an acre, two fabulous annexes and a substantial workshop.

The Coach House is a well-appointed building, currently used as a successful holiday let. It comprises an open plan kitchen/living space on the ground floor and a charming bedroom and bathroom on the first floor. French windows open out to a courtyard and with further windows, flood the house with natural light.

The second annexe is used by our clients as a studio and can also make a fantastic study or home office, with its own kitchen; the first floor has a further bedroom and bathroom.

The gardens include a splendid sunken walled garden and separate orchards and kitchen garden. There is ample parking to the front.
