House For Sale £395,000
Washington Street, Chichester, West Sussex, PO19

Description
A most attractive and characterful Grade II listed period cottage located on a sought after road within an easy walk of Chichester's historic city centre and famous Festival Theatre.

This delightful cottage has been extended to the rear, is deceptively spacious and includes period features. On the ground floor there is a sitting room (complete with a feature gas-fired stove) which flows into a good sized dining room opening through to a light and spacious kitchen with hand-crafted units and granite worktop. To the rear lies a modern bathroom (with underfloor heating) and access out into the garden. Accessed via an under stair door there is a cellar which is utilized as a study spanning the full width of the property. On the first floor there are two bedrooms (both benefiting from built-in wardrobes) and a separate cloakroom. A further benefit is the recent installation of a new gas boiler.

Outside to the rear there is a delightful courtyard garden, creating a great space for entertaining or alfresco dining. To the front there is an enclosed paved area accessed via a wooden gate from the street.

The property is located off a much sought after one-way residential street populated by attractive Georgian Cottages. There is a useful convenience store situated a moments walk away off St Pauls Road. The historic centre of Chichester alongside with all the extensive shopping facilities, popular bars and restaurants are nearby and particular features include the proximity to Oaklands Park and that the internationally renowned Festival Theatre is also within a few minutes walk. Other activities include nearby horse racing, motor racing, flying and golf on the Goodwood Estate, or sailing from Chichester Harbour.

Communications are excellent with a mainline station providing a regular service to London Victoria in about 1 hour 40 minutes, and Havant station provides a faster service to London Waterloo in about 1 hour 20 minutes. The A27 trunk road provides access to Worthing and Brighton to the east and Portsmouth, Havant and Southampton to the west. There are several choices of vehicle routes to London, but the closest is probably the A286 from Chichester via Midhurst, joining the A3 at Milford. The alternative is the A27 joining the A3 at Havant.
