House For Sale £450,000
Edna Avenue, Brislington

Description
"One of my favourite things about living here has been the Nightingale Valley - it's hidden away and you'd almost miss it if you didn't know it was there. It's literally a two minute walk from the house and such a beautiful and tranquil place for a walk at any time of day, in any season and something I'll definitely miss having right on my doorstep. On a summer's day, you can walk through the woods and all the way to Beeses for some refreshments by the river which is idyllic.

Something else I'll miss is our neighbours; they are kind and helpful and there is such a strong community feel here. This is a great house - I've transformed it quite a bit since buying it, including adding a downstairs shower room which is a must after a muddy bike ride or country walk! My favourite room has to be the open plan living/ dining room - it's so bright and sunny in the summer and lovely having the doors open to the garden, letting the outside in. It's almost even better in the winter though - with the log burner lit, even though it's a big space, it feels so cosy and homely."

Edna Avenue is a quiet cul de sac of 1930s houses located in the pocket between Bath Road and Brislington Brook. The area is just a short walk to shops and the amenities of Sandy Park Road and Wells Road, with popular independents such as the Deli @ Sandy Park with Bocabar at Paintworks and Avonmeads Retail Park also a short journey away. Also close by is Arnos Court park, which provides a great area for runners and dog-walkers, while those looking for more of an escape from the city, the proximity of the nearby Wells Road allows ease of access to North East Somerset and Chew Valley. A huge draw to the area is that semi-rural feel when venturing out towards Conham River Park, Eastwood Farm, and the ever-popular Beeses that sits overlooking the river Avon. For commuters, this area is very well placed, just a short distance from Bristol City Centre and Bristol Temple Meads Station. The popular Holymead Primary School is just at the end of the road, making the location ideal for young families.

Placed at the heart of the Brislington community, is this beautiful extended three bedroom 1930s home. To the front of the home there is a large patio section, which has the potential to be turned into a driveway. Upon entry, you meet a large entrance hall that leads through to the open-plan living space. The living room and dining room have been knocked together, making this room light all day round with the morning sun entering through the bayfront and exiting later through the large French doors. To the other side of the hallway, there is a large office room with a shower room just behind. The back of the property houses a kitchen that offers the next owners the opportunity to put their own stamp on and to the right of this, a utility room. The first floor comprises two double bedrooms, and another room ideal for an office or single bed, as well as a recently installed bathroom. Through the French doors in the living room, there is a large south-west facing garden filled with lush plants and trees, a large brick shed to the right and a garage to the end with rear access.
