The four lots are located in a highly scenic area on the Perthshire and Angus border. The rivers Isla and Shee Water, Mount Blair, rising to 744m, and surrounding woodlands and farmland, provide a most desirable and attractive setting. Historically, the land was owned by Airlie Estate, the lots are now in separate private ownership.


Lot 1 Balloch Hill – 114.77 hectares / 283.60 acres. Shown coloured pink on the Sale Plan.

Balloch Hill comprises an extensive area of fertile grazing ground north of the B951. The soils are a mixture of mineral and peaty podzols, brown soils and some gleys. The land has been grazed by sheep and a number of smaller shelterbelts used for livestock protection and gamebird management. The ground has a southerly aspect and rises from 320m to 510m above sea level. Included in this lot is a general purpose storage shed constructed of brick walls, corrugated metal roofing and a levelled earth floor. Although it has not been explored, planning for residential development may be possible subject to approval from the relevant authority.

Lot 2 comprises land on the south of the B951 and includes a large area of green hill on the lower slopes of Mount Blair. The land is predominantly productive and currently sown to grass. A conifer shelterbelt marks the western extremity of the lot. The wood was damaged by storm Arwen in November 2021 and a Felling Licence has been secured to extract the timber.


Both Lots 1 and 2 have considerable potential for commercial afforestation. Other maturing forests in the locality, some on less fertile sites, show the potential for high-yielding timber crops. The land is well-drained, adjacent to an Approved Timber Haulage Route, low on archaeological importance and comprises appropriate soils.

The most varied of the four lots, Lot 3 comprises green and heathery hill ground, a maturing birch woodland, mature forestry and mixed open ground. The property benefits from road access along the western boundary. There are wonderful views north and south along the Shee Water Strath. The land use breaks down as approximately: open ground 83.1 ha, existing broadleaves 13.3 ha and existing conifers 9.6 ha.

Located to the south of Mount Blair, Lot 4 is an attractive balanced mix of fertile grazing ground towards the eastern end, and heathery craggy ground at its western end. A small triangular shelterbelt is located in the north-east corner. A number of small burns drain the ground, adding further interest and diversity to the lot. The land rises from 350m – 540m above sea level. It is envisaged that the site could be a strong candidate for a mixed amenity and commercial forestry scheme.
