House For Sale £1,100,000
Packards Lane, Wormingford, Colchester

Description
The Coach House is a wonderful grade II listed former coach house which is thought to derive from two barns originating within the grounds of the former Rochfords Estate and later converted into the fine residence you see today, allowing for opulent living. The accommodation extends to just over 2885 sqft and is set within a tranquil moat setting within its own grounds of around 2.2 acres (STLS).

The current owner has maintained the property to a very high standard all whilst being sympathetic to the original character of the home, further enhanced by replacement windows and external doors as well as insulation and works to the barn boarding. The Coach House blends into its original timber framed building with a contemporary extension benefiting from vaulted ceilings, exposed timbers and wood burning stove.

The unique position of this property provides the keepers with a blend of seclusion, hidden behind large gates which open up to reveal a very well established garden, which has been designed to offer a traditional layout with expansive gardens all zoned, to create almost a series of rooms from a woodland park, predominant lawn and large open space which currently houses free range chickens. There are a range of outbuildings which the owner has created a fantastic games room and outdoor dining area.

SELLERS INSIGHT One of the main criteria, when starting our search for a new home, was an easy commute to work. We were living in the New Forest at the time, and the journey to London each day was exhausting.

My husband is originally from Essex and loved the countryside and general landscape of the county, so we decided to centre our search around Colchester and it's outlying villages. The commute into London is now only fifty minutes and with Wormingford being located on the 'right' side of the town, we can get to the station in under ten minutes, which is a real bonus on a busy Monday morning.

The house comprises two original barns which were converted by a previous owner, who painstakingly moved one barn, piece by piece, from the nearby house of Rochfords, to join the second barn at its present location.

The conversion took place in the mid-1980's and the result is a spacious, bright and airy house; large windows were installed throughout; we have glass doors that lead onto the garden from almost every room; and the bedrooms have high vaulted ceilings with one wall of the master suite made almost entirely of glass. That being said, there is still plenty of history in the bones of this house. We believe the original beams possibly date back to the 1450's when they would have been taken from old ships for building work - you can see their stories etched into the wood.

In the past couple of years, we have carried out a substantial amount of work on the house and the gardens. The older barn was in need of some refurbishment, so it's been stripped back and fully insulated; all the doors and window frames have been replaced with hardwood, made by a local craftsman; and we've installed a new kitchen, utility room and bathrooms.

We are very much outdoor people, so the garden is our pleasure and we've worked very hard to achieve something beautiful yet low maintenance. The rose bushes and peonies are spectacular when in bloom and our woodland walk has a stunning display of snowdrops in spring. The house is also bordered by half a medieval moat which now serves as home to a variety of ducks and wildfowl. We also built our oak framed gazebo, which offers the prefect setting to relax and unwind, especially with our freestanding BBQ and firepit, allowing us to sit outside in all weathers and enjoy the garden.

One of the aspects we'll miss when we leave is the ability to walk directly from the house with our dogs, to meet with friends in the village or visit the various local pubs, without having to get in the car. We have numerous lovely walks right on the doorstep making it one of the highlights of living here.

We have decided to move to be closer to elderly relatives but, if we could pick up the house and take it with us, we would.
