Newlands Road, Baddesley Ensor

Description
PROPERTY DESCRIPTION Are you looking for an ultramodern property finished to an extremely high standard throughout, that is actually going to save you money in the long term?... Well look no further! This four-bedroom detached property is eco-friendly, completely self-sufficient and a truly jaw-dropping smart home.

Every little detail has been thought about when building this family home. From the very basics you'd expect from a house like this such as fully integrated appliances including oven, induction hob, dishwasher, fridge freezer and boiling water tap, to the granite work surfaces, touch LED dimmable lighting, switches and sockets with a glass finish, immersive audio system, internet sockets, and underfloor heating, all of which can be controlled via the Grenton Home Automation Hybrid Wiring System, the true definition of a smart home.

The focal point of this stunning property, the open plan kitchen living area, has plenty of space. Light, bright, and airy, if you are someone that loves to entertain then there truly is no better place to be. With plenty of workspace in the kitchen area if you do see yourself as a bit of a Mary Berry or Marco Pierre White, then rest assured you have everything you need to truly create something spectacular for all your family and friends alike to enjoy, be it Canapés, pastries, or a mouth-watering roast!
If you prefer to just relax and unwind, then the lounge area is the ideal space for those games nights arguing over who killed Professor Plumb, watching the latest episode of your favourite TV series, or sitting down to enjoy a family film together.

As summer rolls around, pull aside the bi-fold doors and enjoy a fantastic flow to south-west facing rear garden and raised decking area. It's hard to picture a better place for those BBQ's and gatherings late into the summer evenings.

The ground floor is where you will also find two of the four bedrooms, and the first bathroom. Speaking of the bathrooms, they are truly inviting, after a long and hard day's work where better to relax and unwind as you soak up the bubbles as with a glass of wine or hot drink.

The first floor is where you will find bedrooms one and two, both benefit from acoustic insulation between the ground and the first floor. Not only does this benefit the energy efficiency but it also means that any noise between the first floor and the ground floor are heavily reduced meaning goodnights sleep or a quiet working environment is inevitable. The master also benefits from an en-suite.

SELF-SUFFICIENT AND ECO-FRIENDLY We all know that the cost of living has taken a real toll on many of our pockets over the last couple of months. Interest rates have risen again and again, food prices have increased in price, and come the end of March, we will see the end of the Ofgem energy price cap. Many people are wondering what is around the corner and what the future will hold. Well, D S Houses have most certainly built this fantastic self-sufficient family home with the future (and your future outgoings) in mind.

Yew Tree House is a completely eco-friendly, self-sufficient home, with no expense spared when it comes to its features. In fact, let's look at what's included and their benefits:

- Air To Water Heater Pump

An air to water heat pump works on the "refrigerator principle". Whereas a refrigerator draws heat out from its interior and pushes it outside, a heat pump draws heat from outside and pushes it inside the house as heat energy. The ambient air is used as a primary regenerative energy source for space heating and domestic hot water. This equates to approx. 75 % environmental energy, with the remaining electricity coming from either the grid or from renewable energy sources.

- 10kw Solar Panels With A 6Kw Solar Battery.

Solar panels make wonderful use of one of our best natural resources, the sun. But unless you or the people you live with are at home and using electricity every minute of every day, you'll have solar power that goes unused. Typically, you'll lose 50% of the electricity produced by your solar panels this way, but not when you have a solar battery. A solar battery stores this electricity for you to use later on. This will help you be more energy independent, cut your carbon footprint by 7% on average, and save 29% more on your energy bills than you would with solar panels alone.

- Automated Ventilation System.

Air handling units remove indoor air containing carbon dioxide, various allergens, or dust, while replacing it with filtered fresh air from outside. As the outside air is usually colder or warmer than the air within the premises, an integrated recuperator collects thermal energy from the indoor air and transfers the majority of it to the supply air. These systems help improve indoor air hygiene and temperature, but also reduce mould and condensation. Compared to conventional air-conditioning systems, they are better at minimizing energy consumption and utility bills, and also supplies cleaner, fresh air.

- Underfloor Heating On Both Floors.

Underfloor heating is more eco-friendly than using radiators and uses less energy, meaning they cost much less in the long run! You could save about 25% of the energy you would use with a radiator, and up to 40% when running from a heat pump.

- Acoustic Insulation Between Floors
Not only does this improve the energy efficiency of a room saving on heating and cooling costs, but acoustic floor insulation also significantly reduces the impact of noise by cutting sound transfer between floors meaning each room benefits from a more comfortable (and quieter) living or working environment.

- Triple Glazing Throughout

While just adding an extra pane of glass to a window might not sound like it would bring too many benefits to your home, it actually makes quite a big difference. The additional pane further reduces levels of noise from the outside, increases the efficiency of your home by not allowing as much heat to escape which leads to lower energy bills, and is also harder to break, making your home more secure.

- EV Charger

By owning an electric vehicle, you will be reducing the amount of air pollution you produce, which is great for the planet and great for the air of Great Britain. However, "Range Anxiety" is still an issue for many EV owners. The fear of setting out on a journey but running out of charge, or not being able to find a charger before reaching their destination, is something that puts off many drivers from owning an electric car. D S Houses have fitted a top of the range EV charger to help combat this anxiety. There are many benefits that come with having an EV charger installed at your home but most notably they are far more convenient to use in comparison to public use chargers and are also very cost effective.

All of this means that Yew Tree House comes with an energy efficiency rating of A, the highest possible rating.
