Returning to his house on Woodland Way in Oaklands, near Welwyn, after a walk through nearby bluebell woods, Chris never fails to appreciate the tranquillity of the setting. “It is very peaceful here,” he admits. “We are situated on a quiet, private road, which has a semi-rural feel, yet has everything you need right on the doorstep. We can get to main roads and the station, with trains into King’s Cross, quickly; we are close to shops, schools, the cinema, pubs and restaurants, and yet this area has such a lovely feel. When we first moved here, we couldn’t believe how quiet it was at night. It was just such a change for us – and we loved it.”

DECEPTIVELY LARGE

Oaklands is a friendly and welcoming place to live, says Chris. It also has an abundance of history: “It was one of the original hamlets of Old Welwyn,” he explains. “It has connections to the highwayman Dick Turpin, who apparently used these roads when he travelled between London and York.” Dating back to 1989, the house itself has an appealing, cottage-like appearance, yet is deceptively large inside. “It ticked all the boxes for us when we bought it 11 years ago,” he recalls. “We liked the layout, with four bedrooms, a separate dining room and a separate study. It also had a very good-sized garden, which is very private and that we have made fairly low maintenance. This has been wonderful for us when we have had friends and family over in the summer months.”

STYLISH INTERIOR

The whole house has also been refurbished over the past 11 years. Rooms have been reskimmed and redecorated in soft grey and neutral tones, and new bathrooms have been installed. There are new radiators and internal doors – and even new light switches and plug sockets. Karndean flooring has been laid in the hallway, kitchen, utility room and cloakroom. “We have brought consistency throughout the house with a careful choice of flooring. There are now ceramic tiles in the bathrooms and the bedrooms have the same style carpet,” he adds. The main bathroom now has underfloor heating, and the kitchen was replaced in 2019. “This is in a lovely grey shade, with white quartz work surfaces and an integrated fridge-freezer, dishwasher, oven and microwave – all the appliances are Bosch,” he says. “The utility room has been finished in the same style.”

ALL SEASONS

The house is entered from the from via a central hall. To the left there is a study and to the right a dining room. “It has been great having a study that I can close the door on at the end of the working day,” he says. “We use the dining room every day for meals and have a table in there that can seat six people very comfortably.” There is a ground-floor cloakroom and the kitchen breakfast room, which adjoins the utility room and garage, is opposite. “The kitchen feels spacious now – there is room for a small table should someone wish to have one. We enjoy spending time in here and looking out over the garden.” The drawing room is to the rear of the house and is a generous space featuring French windows that open on to the garden. “We retained the fireplace in this room, but had it rendered and added a granite hearth,” says Chris. “This now houses a wood burner, which makes the room wonderfully cosy during the autumn and winter months.”

EXCELLENT LAYOUT

The four bedrooms, including the master bedroom, with its en suite shower room, are all upstairs, together with the family bathroom. “We had new wardrobes from Hammonds fitted in the main bedroom in 2020 – three of the four bedrooms now have fitted wardrobes,” says Chris. “We have one bedroom currently arranged as a study and two of the bedrooms, at one end of the house, are by a seating area. This has been ideal when we have had people to stay as the children have been able to get up early and sit there and read.”

HAPPY TIMES

Although the house is exceptional as it is, new owners may wish to look at extending or reconfiguring it further. Subject to the relevant planning permissions, there could be scope to extend the kitchen out into the garage or to build out to the side of the drawing room, Chris suggests. The garden, with its Indian sandstone terrace, summer house and greenhouse, has plenty of room for extension. A sizeable area, it has been perfect in spring and summer. “It has also been nice to walk in the woods, which are amazing when the bluebells are out, when the weather is good,” he says. “This has been a great place to live. We have been very happy here.”

SETTING THE SCENE

The house on Woodland Way sits in very generous gardens, with a summer house and greenhouse. There is an attached garage with parking on the driveway for three cars.
