House For Sale £629,950
Southview Terrace, Henfield

Description
Hamlyn Smith are delighted to present for sale this wonderful south-facing, four-bedroom Victorian cottage, on a private road, with the best views in Henfield. Planning permission for loft conversion.

South View Terrace is tucked away on the edge of Henfield village with the most spectacular views over the South Downs, and yet you can walk to the High Street in under ten minutes. These sought after Victorian houses are on a private road, which has parking for residents right outside the houses. As well as a private garden, you will also have access to the communal lawned area with children's playground equipment which is shared by the houses on the terrace.

As you approach the front door, you will notice that there are charming full height wooden shuttered doors which can be closed to keep the weather out of the porch. The Victorian door behind has stained glass inserts and opens onto a hallway, with stripped wooden floorboards, which run through the two rooms on this raised ground floor. The current owners are using these two rooms as reception spaces and they would also be fantastic as work from home offices. Alternatively, for a family needing four bedrooms, they are both great size doubles and of course the room at the front has amazing views of the countryside. There is also planning permission for a loft conversion, to include a bedroom and ensuite, so the accommodation in this house couldn't be more flexible. The fireplace in the front room is in working order and the room has period charm with both original features, including high skirting boards, and some sensitive contemporary additions such as the elegant ceiling rose. There are built-in cupboards to either side of the fireplace. This room is decorated in Farrow & Ball Shaded White. The back room has views over the garden and is similarly decorated in F&B School House White. These two rooms have cast-iron, period-style radiators. The bathroom was designed and installed recently and is a show-stopper. There is underfloor heating and the floor is laid with stunning large terrazzo tiles with porcelain, by Mandarin Stone. The gorgeous Clearwater natural stone freestanding bath and sink have simple elegant lines and are finished with brushed black brass taps by Jtp. The shower cubicle has a thermostatic shower with waterfall showerhead and the same brushed black brassware.

The main reception space is on the lower ground floor and has an open plan layout ideal for modern living. At the front of the house is a cosy living room area with another working fireplace, while at the rear there is a dining area adjacent to the kitchen, which has a traditional style with a butler sink and wooden worktops. There are pull-out larders and a window onto the side return. A separate utility room with a pretty roof light, means the laundry and washing machine are kept out of the kitchen. The courtyard garden can be accessed from the utility room or through double doors from the dining room and has useful rear access through a back gate; it also extends into the side return where there is room for an outside table. There is a good size shed.

Climbing the stairs to the top of the house you will find two double bedrooms. The main bedroom at the front has the best views of the countryside to the south, through the bay shuttered windows. There is a period fireplace surround, the floorboards are painted white and there are built-in wardrobes on either side of the chimney. In the rear bedroom there is a period fireplace surround and a built-in wardrobe in the alcove.
Henfield is a thriving Sussex village with a busy high street, that has local shops and amenities. The village also has four pubs and numerous cafes, its own school, and a thriving public library. The Downs Link cycle and footpath which runs from Shoreham to Guildford can be joined close by, and at Berrett's Farm just off the footpath, The Cabin serves tea, coffee and cake with fantastic views. Brighton is only a short drive away and there is easy access by road to the A23 and to Gatwick. Hassocks train station is a 15-minute drive, from where there are regular Southern and Thameslink services to London Victoria, London Bridge, Bedford, Brighton, Littlehampton and Worthing.
