PROPERTY
Methleigh Farm is an impressive Cornish farmstead, with a useful acreage of productive farmland. It offers a very exciting opportunity for someone to take advantage of its broad potential.

Methleigh is a truly historical property, featuring in the Domesday Book of 1086, it has been a part of the Coode Estate since the mid-17th Century. The Coode Family resided in the house themselves at that time, until it was later let to farming tenants.

Significant investment in the 19th century saw Methleigh become an example of a ‘model farm’ in Cornwall in the Victorian ‘high farming’ era, and many of the historic elements are still recognisable in the traditional buildings today.

Methleigh Farm has historically been occupied as a traditional farm, with some small-scale diversification more recently, including B&B accommodation, farm shop and wedding reception venue.

Following the retirement of the most recent, long-term farm tenant at Methleigh, the Estate is considering a number of potential options for the future of the farm. Whether it continues to be used as a traditional farm or it is put to an entirely new use, the Estate would like to see the traditional buildings preserved.

The Estate is offering Methleigh Farm, as a whole or in parts, on a long term tenancy and proposals are invited for farming businesses and/or a change of use (subject to planning and listed building consents).

LOCATION
Located in West Cornwall, between Land’s End and the Lizard, Methleigh Farm sits in a spectacular location on the Cornish coast, within a mile of the fishing town of Porthleven.

The A394 links Methleigh to the larger towns of Helston, 3 miles away and Penzance, 11 miles away. The cathedral city of Truro is approximately 35 minutes drive away, while the popular maritime town of Falmouth is approximately 25 minutes.

Mainline rail services from Penzance and Redruth run direct to Truro, Exeter and London, while national and international flights can be taken from within the county at Newquay Airport.

METHLEIGH FARMHOUSE
Recently the house has been informally split into three separate residences (4 bed, 3 bed and 1 bed). The three sections could be amalgamated to form one residence, or the sections could lend themselves to a diversified use of the house.

Each portion of the farmhouse is self-sufficient with independent access from outside, as well as their own kitchens, bathrooms and living areas (all with a wood-burning stove).

Outside, the farmhouse sits in a curtilage of approximately half an acre. An enclosed, lawned garden sits on the south facing side, with garden path leading to the main front door. To the east there is a further lawn and large gravel parking area, while on the north lies a courtyard garden and raised lawn area. There are several large stone walls enclosing the gardens which, along with other historical elements of the house, are specified in the listing.

An orchard of approximately two thirds of an acre lies to the east of the house, adjoining the access drive to the parking area, complete with fruit trees and former vegetable patches for home growing.

METHLEIGH LODGE
Methleigh Lodge is an additional, two bedroomed dwelling at Methleigh Farm, located on the entrance to the farm, on the east side, sitting in a plot of approximately a third of an acre, the Lodge has its own orchard garden and parking area, with attached garage and outbuildings.

METHLEIGH CARAVAN
A static caravan is tucked away on the south-west side of the farmstead. The caravan is fully connected to the necessary services, it has a timber decking area and storage shed, and it sits within its own hardstanding area for parking, looking out over the farm.

BUILDINGS
A range of traditional granite farm buildings, surrounding a cobbled yard, sits next to Methleigh Farmhouse. The buildings are in good condition having been well maintained.

The main traditional barn is an impressive open double storey L-shaped barn that wraps around one side of the old cobbled yard. There is a separate, useful storage yard, housing one of the modern farm buildings.

Modern timber-framed buildings have been constructed on the north and south sides of the traditional range, to support the farming operations, providing storage, livestock housing and workshop space.

LAND
The land extends in total to approximately 260 acres of productive arable and pasture land. Previously the farm has been run as a mixed enterprise of beef, sheep and arable, and the land has been farmed in a rotation of potatoes, cereals, brassicas, fodder beet and grass, with the introduction of some maize in 2022/23.

All of the land except the seven field parcels along the coast are in a ring fence, with a central access track running from the farmstead to the northern part of the farm. There is also good road access to those fields along the coast, adjoining Beacon Road.

A currently unused farmstead, Tranno, sits adjoining the track through the Farm and would be excluded from the letting. There is also a telecoms mast located in the southernmost field parcel, fenced away from the adjoining land, which would also be excluded.

LETTING
The farm is available as a whole or in lots and will be let on an agreement appropriate to the proposed use, under the Agricultural Tenancies Act 1995 (an FBT) for a predominantly farming enterprise.

Non-farming proposals will be considered for the house, buildings and yard, but the land should remain predominantly in agricultural use.

The Coode Estate is open to a discussion regarding the exact length of term, but Methleigh Farm is offered on a long term tenancy of up to 25 years, and proposals from prospective tenants
are expected to reflect this.

Draft Heads of Terms for a Farm Business Tenancy agreement will be supplied with the tender form, to guide proposals from prospective tenants.

The deadline for the submission of tender applications is 25th May 2023, with the tenancy due to commence at Michaelmas, 29th September 2023.

BASIC PAYMENT SCHEME
No Basic Payment Scheme entitlements are included with the letting. due to the de-linking of the scheme from 2024 onwards.

ENVIRONMENTAL SCHEMES
Six field parcels are subject to the requirements of a Mid Tier Countryside Stewardship Agreement which runs until 31st December 2024; predominantly small permanent pasture fields under option GS2 (very low input grassland), with one parcel under option SW1 (4m to 6m buffer strips).

PLANNING
There are no extant planning permissions relating to any change of use. There is a certificate of lawful existing use/development (CLEUD) for the static caravan for full time residential occupation (planning reference PA22/01272).

The tenant would be responsible for obtaining any planning permission or listed building consent required for their own proposals.

LISTING STATUS
Methleigh Farmhouse, including walls, steps, mounting block etc. and all traditional farm buildings within the farmstead are Grade II listed (list entries: 1297679, 1207588, 1279664, 1196356, 1297680, 1196357, 1207583, 1279663, 1207598).
