House For Sale £1,500,000
High Roding

Description

An attractive Grade II listed Five bedroom farmhouse with 7.9 acres offering potential for equestrian facilities.

What We Say at The Zoe Napier Group

This beautiful period farmhouse offers lots of potential being sold separately from the neighbouring equestrian yard which is likely to become a single or low-density residential unit. In the meantime, there are great equestrian facilities to use/borrow until the buyer creates their own on the 8 acre site.

What the Owners Say

We have enjoyed living here. However, our priority has also been running the former riding school and livery yard and whilst we have improved the property, there is still lots to do and hopefully the incoming buyer will embrace the ongoing project. The house is in such a peaceful, highly sought position too.

History & Background

An aesthetically pleasing five-bedroom Grade II listed farmhouse set in 8 acres with equestrian potential, a former cattery, and a detached outbuilding/former annexe for total restoration. The property dates back in part to the early 16th century, altered in the 17th century with a later 20th century extension where the interior affords much of its heavily exposed timber frame with generally high ceilings and a good level of natural window light.

The property also has the benefit of two separate staircases, which link to all the five double bedrooms on the first floor, but could be split, if required and currently there is a separate kitchen and lounge downstairs. The living spaces are generous and characterful including a glorious Inglenook fireplace in the main living area, as well as attractive snug areas and an area for formal dining.

Outside there is red brick detached former stabling which was formerly used as ancillary accommodation, now requiring total refurbishment. Alongside is a cattery which, subject to licence and any relevant requirements, could offer home income opportunities.

Setting & Location

Rands Road in High Roding is a highly sought after country lane situated approximately 4 miles to the south of Great Dunmow and just over 2 miles from the village of High Easter and 8 miles from Felsted School. The general area is affluent, dotted by attractive country houses and with great access into the countryside for dog walks and also bridleway and country lane hacking.

The house is set with its own drive alongside the outbuildings and on the east side is a private driveway which leads to the neighbouring former riding school/equestrian centre. The farmhouse has right of access along part of this driveway to reach the grazing land. In all there is around 7 acres of grazing with potential, subject to planning, for equestrian facilities.

Chelmsford City 13 miles, Bishops Stortford 14.6 miles, Stansted International Airport 8.9 miles.
