The access to the cottage sets the romantic scene and is tucked through a little gate off quiet South Street, shared with a neighbour and onto a pathway that leads to the front door. Entering into the SITTING ROOM you feel at home straight away and your eye is immediately drawn to the large inglenook fire with its cosy wood burner and exposed stone wall, ideal for relaxing around on those chilly evenings. The sitting room is cleverly laid out with plenty of space for a good size dining table and a couple of squishy sofas. In the corner the bijou kitchen is beautifully designed and has managed to pack in all the necessities including space for a cooker, an integrated dishwasher and fridge. A beautiful original flag stone floor runs throughout the downstairs and the cottage has pretty latch-key doors and cottage style casement windows throughout.

Stairs rise to the first floor where the character continues. The LANDING has a very useful store cupboard, and BEDROOM 1, a lovely, bright double bedroom with a beamed ceiling and a charming built-in window seat to enjoy views across Purbeck. Tucked in a corner is a beautiful original fireplace and space for a chest of drawers. An ENSUITE BATHROOM serves this bedroom, a fresh and relaxing space with panelled tongue and groove detailing, a bath with a handheld shower, W.C., and hand basin with a built-in vanity unit for storage. On the second floor BEDROOM 2 is another bright double bedroom, currently set up as a twin room. This room is full of character with beams running across the ceiling and a casement window with lovely views. It also has its own ENSUITE SHOWER ROOM with a shower cubicle, W.C., and period style handbasin and eaves storage.

Outside
The large GARDEN at Sweet Pea is delightful and runs to the front and side of the property. It has stunning views to the farmland beyond and is a wonderful place to relax and soak up the sun. The garden is very natural and low maintenance as it is laid to grass and bordered all the way round on one side and to the rear by Purbeck dry stone walls. It has great potential for a keen gardener to cultivate it further with plenty of space to plant borders or grow vegetables. The garden is currently open with next doors garden but could easily be delineated with a natural hedge or stone wall. Our owner is having some garden designs drawn up to show the potential. There are two stone OUTBUILDINGS, a stone shed, brilliant for storage and tucking away all the outdoor tables and chairs, and which could be converted into a little summer house. The second of the stone outbuildings houses the boiler in one section and a very useful gardener’s W.C., in the other, perfect to save you popping back into the house on long summer evenings.
