Description
Enjoying a stunning parkland setting on the banks of the River Orwell, a handsome Georgian style house with river views.

With views towards the river as well as the magnificent Broke Hall, Linden House, with its handsome Georgian style elevations, enjoys a prominent position within the secure and private setting of Broke Hall Park. Dating from the 1980s, the house offers light and well-presented accommodation with many of the twin aspect rooms enjoying fine views with oak flooring.

The accommodation, which extends to some 3,119 sq ft, features portico sheltered front doors which open into a central reception hall, set off which are well-proportioned drawing and dining rooms, together with a fully fitted kitchen/breakfast room. Beyond the latter is a delightful, angled conservatory with French doors opening onto a sheltered and secluded part walled Italianate garden with a wide sandstone terrace, ideal for alfresco dining. A second conservatory leads off the drawing room and enjoys fine views across the gardens, beyond the lime trees towards the river.

On the first floor oak stepped staircase rises to a central galleried landing, set off which is the master bedroom with an en suite bathroom, together with three further bedrooms and a second bathroom. The staircase continues to a second-floor bedroom with roof balcony and an adjacent modern bath/shower room.

Beyond the garden conservatory, the self-contained studio annexe (24’ 9” x 22’ 1”) complete with a kitchenette and smart separate bathroom, can be independently accessed and offers a flexibility of use, whilst the double garage linking beyond the park conservatory, offers potential for conversion (subject to planning) to extend the accommodation further if so required.

The property benefits from an oil-fired central heating system together with electric underfloor heating in the studio annexe.

OUTSIDE

A gravel driveway leads from the park through lantern topped pillars and past mature oak and sycamore trees to access a wide shingled parking and turning sweep to the front of the house. To the rear, the south facing gardens are designed to blend in the park and are bordered by the original ha-ha and the lime trees of the impressive driveway to the park. To the side of the house is a delightfully sheltered and secluded part walled garden, with the aforementioned sandstone terrace, barbeque area complete with pizza oven, beyond which is a lawn running down to a picturesque pond overhung by a further fine oak tree and a luxury Crown Pavilions wooden gazebo. In all the property extends to about 1 acre.

LOCATION

Broke Hall Park stands on the banks of the River Orwell opposite Pin Mill. The Hall itself, is a magnificent red brick Grade II* listed Georgian mansion situated at the end of a third of a mile long lime tree avenue and is surrounded by a Repton designed deer park. Today the Hall is sub-divided into apartments and flats, and the former estate buildings converted to a select number of residences. Broke Hall Park is administered by a resident’s association with a modest annual charge for parkland and driveway maintenance. There is access through the parkland to the foreshore from where dinghies can be launched, and a riverside path, which leads to the neighbouring village of Levington and beyond.

Nearby Nacton village, home to the well-reputed Orwell Park Prep School, which stands adjacent, also has a primary school and stands just two miles from the southern edge of Ipswich, conveniently close to local amenities which include John Lewis & Waitrose stores, among many others. Regular rail services run between Ipswich station (4 miles) and London Liverpool Street Station in about 70 minutes (61 minutes fastest timetabled) and the A14/A12, which bypasses the town, links to the riverside town of Woodbridge (9 miles) and the thriving coastal resort of Felixstowe (9 miles) as well as Cambridge and the Midlands, Stansted Airport and London’s M25.
