Upper Austin Lodge Road, Eynsford, Dartford, Kent, DA4

Description
A self-build plot of about an acre with planning permission for a 5,388 sq ft, 5 bed detached family house in a special countryside location just over a mile from Eynsford station

DESCRIPTION

* Please note, the provided CGI is an artist’s impression of what the property might look like but the finish of the property may alter from this and would need to be approved by the Council.

Planning permission was granted in July 2021 [21/01230/FUL] for this house to be built as one of two similar houses on the site of a former agricultural barn. The barn has been demolished and building is underway with plot 2. On offer is Plot 1, which has a larger plot of about an acre.

The proposed house, designed by DHA Planning, is for a detached 5 bedroom property of 496 sqm (5,388 sq ft) including:

Ground floor:
Integral Triple Garage
Double Aspect Open Plan Kitchen/Dining Room with bi-fold doors to the garden
2 further Reception Rooms with doors to the garden
Study
Utility room, WC

First floor:
5 double bedrooms including Principal Suite with Dressing Room and En Suite Bathroom
4 Bath/Shower Rooms (3 En Suite)
Home Office over the garage

Basement:
Cinema/Media Room
Games Room
Plant Room

The proposed design incorporates black powder coated aluminum double glazed windows, bi-fold doors on the ground floor and French doors on the first floor with frameless glass balustrades. A particular feature is the glazed double height entrance hallway, reminiscent of a barn conversion. The exterior elevations would fit nicely in its surroundings with a mixture of neutral brick, ragstone and natural finish weatherboarding.

The immediate garden wraps around the house on the South and West, with post and rail fencing delineating the residential curtilage of approximately 0.29 of an acre. Beyond that you will have a wild meadow, providing a delightful outlook and field of colour to play in.

SITUATION

The plot is set in a rather special and quite unique rural position, in a small hamlet at the end of a no-through country lane that takes you through a mile and a half of rolling hills and woodland and finally culminates in a private road with a small group of houses and barn conversions in a valley surrounded by beautiful countryside. There is a real community spirit amongst the neighbours, who consider this to be a child friendly and safe environment, giving the best of both worlds in terms of a rural idyll without being isolated.

The area falls within the Kent Downs Area of Outstanding Natural Beauty and Metropolitan Green Belt, and the surrounding countryside provides some wonderful walking opportunities accessible directly from this site.

Eynsford station is located about 1.3 miles away at the head of lane, with direct services to London Blackfriars/St Pancras in about 1 hour and services to London Bridge/Charing Cross (via Sevenoaks and Bromley) in around 45 minutes.

The picturesque village of Eynsford has a general store (about 2 miles), public houses, tea rooms, butcher and Church. Swanley (5 miles), Sevenoaks (8.5 miles) and Bluewater (11.5 miles) provide larger supermarkets, leisure and shopping facilities. The property is only about 21 miles south-east of central London.

There are a good number of well regarded schools in the area including the Anthony Roper primary School in the village as well as Grammar Schools at Wilmington, Dartford, Tonbridge and Tunbridge Wells. There is also the Weald of Kent Girls and Tunbridge Wells Boys Grammar annexes in Sevenoaks. Preparatory Schools locally include Birtley House in Fawkham. St Michael's & Russell House in Otford, Sevenoaks, Solefields, The Granville and New Beacon Preparatory Schools in Sevenoaks as well as Walthamstow Hall for girls.

The M25/M20 at Swanley provides access to Heathrow, Gatwick and Stansted Airports, London, Channel Tunnel Terminus and Ports, Ebbsfleet International Terminal and Bluewater.

DIRECTIONS

From junction 3 of the M25, exit onto the A20 East towards West Kingsdown. Continue over 2 roundabouts before turning right towards Eynsford and Otford. Proceed for about 1.4 miles, through the village of Eynsford, before turning left by the station. Pass the station on your right and continue onto Upper Austin Lodge Road. Proceed for about 1.3 miles, keeping left at the fork to Fairways. The site will be found on the right-hand side.

From Otford, heading north on the A225 Shoreham Road, upon entering the village of Eynsford, turn right just after the railway bridge and then continue as above passing the station on your right.

PROPERTY INFORMATION

- Services: There are currently no services connected to the plot.
Drainage: A private drainage solution, such as a treatment plant, would need to be installed.
Electricity: Mains electricity is available to link to in the hamlet.
Central heating: The council would approve of more renewable energy solutions such as air/ground source heat pumps and solar/wind assisted systems. There is no mains gas in the road so alternatives would be oil or LPG gas.
Water: There is a water supply to the hamlet from a local private water company - Lullingstone Water.

- Local Authority: Sevenoaks District Council

Agents' note: A public footpath follows the southern boundary of the meadow. We do not believe it would be a problem to fence this off if desired. Owners may be required to pay a contribution towards the upkeep of the private road.
