House For Sale £285,000
Lynher Way, North Hill, Launceston, Cornwall, PL15

Description
7 Lynher Way is situated within an elevated position and forms part of a row of similar semi-detached, ex-authority houses. A number of years ago, the supporting external walls were re-built, this modernised and transformed it from a non-traditionally constructed Cornish unit into a fully mortgageable home.

All the rooms that are facing south at the front enjoy a picturesque view of the Lynher Valley. Inside this well presented home, the entrance hall is light and airy and offers access to the stairs ascending to the first floor with a storage space below. The comfortable sitting room enjoys the warmth of a multi fuel burner situated within the fireplace on a slate hearth. The kitchen/breakfast room has plenty of space for a family size table and chairs. The kitchen area is fitted with many integrated appliances, such as a dishwasher, fridge, electric oven and hob with extractor fan over. There is also plumbing for a washing machine. The wood effect worktop and the attractive red splash back are positioned between the floor and wall mounted glossy white units. There is a useful cupboard that houses the oil boiler which supplies heat to the modern vertical radiators and the hot water.

Upstairs, there are three bedrooms and a modern family bathroom which enjoys both a large panelled white bath with matching WC, a wash basin and vanity cupboards. There is also a separate shower cubicle fitted into the corner.

Outside, the south facing front garden is relatively private as it is elevated and screened by a hedge from the road. It is accessed via a short flight of steps. It is mainly laid to lawn with some established planting and blossoming trees. A generous area at the side of the house is ready for the gardener in the family to plant a comprehensive vegetable patch. The rear garden is formed by a number of paved and concrete patio areas and enjoys a variety of useful outbuildings, a cabin is in situ which has power connected and would make a great gaming or hobby room. There is also a covered area, ideal for drying washing adjacent to a further concrete shed/workshop that also houses a useful WC.

This house would suit many buyers who are looking for a versatile village home.
