For those of you that commute to London by tube, Epping is just a 10 minute drive away. You are also just a 5 min drive away from the wonderful Lea Valley Parks that have glorious walks through countryside and/or along the banks of the rivers Lea & Stort.
It has good local schools and a medical centre, and is 3 minute walk to the local shops that include, Lidl, Costa Coffee, Poundland, McDonalds, KFC, and a few independent shops.
The property itself is in showroom condition and the current owners have spent a considerable amount of money in their time here making sure that has been turned into a spectacular family home.
It has been a while since we took on a Harlow property this nice. As you approach the front of the property, it becomes obvious that you are not going to enter just any old house! The large ground level mock georgian window with a full size vintage rocking horse on display gives the property masses of 'kerb appeal', plus although relatively small the front garden has been professionally landscaped.
Three steps lead to the front door and upon opening you are greeted by a large entrance hall which is over 2 metres wide immediately by the door which gives an open plan porch feel, and is well over 6 metres long. From the entrance hall you can access the beautiful lounge, the open plan kitchen / dining room / snug or second lounge area, the downstairs cloakroom and of course, the stairs.
It's up those stairs I am going to take you first. Why? Because often and almost always, when we describe property there is little to say about the bedrooms and indeed the bathroom other than "it has a window and fitted carpet" or something along those lines. However, with this beautiful house I have no problem taking you upstairs first because every room is superb and quite different.
The stairs takes you to an 'L' shaped landing and to the side of the property on its exposed face the current owners have put in a large window which not only looks lovely from the inside and indeed the outside, it throws a massive amount of natural light onto the landing. Fabulous!
The landing leads to the three superb bedrooms and the glorious family bathroom.
It is well worth mentioning at this stage that the current owners have impeccable taste and every room oozes class in spades!
For no particular reason, we are starting in the bathroom.
There is a superb free standing bath which is filled via Victorian style hot and cold taps that feed into a mixer spout. They are plumbed into the wall and to be honest, on first look you would not think that when turned on it would fill the bath as the spout seems too far away, but of course it isn't, so the look is exceptional.
There is a large double 'walk in' shower, a WC, a wash basin and a lovely repro Victorian style radiator with built in heated towel rail. There is high grade vinyl flooring, the mandatory frosted Georgian window. As you would expect, it is finished off superbly well. The shower has a fabulous floor, beautiful wall tiles and the rest of the bathroom is painted. Now here's the clever bit. Currently it is a gorgeous green BUT, if that's not your colour, then it just needs re painting to a colour of your choice. Personally I love it and wouldn't change a thing!
Bedroom 1 has a large Georgian style window that overlooks the front of the property. It has fiited carpet. There is a large bespoke double wardrobe with extra shelving space. There is a feature wall with a wallpaper I have never seen before, in fact all wallpaper in this house is high end designer paper, and in this room the paper is Elephant themed (see the images). It really is a great room!
Bedroom 2 does not disappoint either! On the contrary!
With a decent size window overlooking the front of the property, most people with a 2.6m x 3.2m bedroom would stick in a bed, a dressing table and a wardrobe. Not these guys!
There is an incredible hand made elevated bed with a 'cubby hole' that has storage, seating, and room for a small desk.
The bed is accessed via metal sailboat mast steps that fold flush when not being used. They are strong, safe, and wow! they look funky and so much better than the mandatory ladder! Clever!!
Around the bed is more lovely designer wallpaper.
Bedroom 3 is another stunner! There is a large window that overlooks the rear garden, and there is fitted carpet, and one wall has tasteful wooden paneling.
There is another hand made bed which is also elevated, also accessed by these excellent sailboat mast steps, and the bed is surrounded by more designer wallpaper. The underside of this bed has even more space than the one in bedroom 2. There is a stack of storage space in this 'clubby hole'. It made me think back to my childhood and how I would have loved one of these bedrooms. They are both divine!
Downstairs we go into the room at the front of the property. Call it what you will. A Lounge, a second lounge, a drawing room, a sitting room, a second reception room. Whatever you want to call it, it is fabulous! We have this beautiful ground level large bay window with the full size Victorian rocking horse. There is a feature Victorian fireplace (non working), There is a large repro Victorian radiator and the flooring is high grade vinyl parquet style. As you expect, it is finished off superbly. It is a stunning room.
Further down the entrance hall is the downstairs cloakroom. The cloakroom is standard size and consists of a WC and hand basin. It has high grade vinyl parquet style flooring and is decorated to a high standard.
At the end of the entrance hall you enter into what is the 'hub' of this excellent property.
An open plan Kitchen / Lounge / Dining area approx. 36 sq metres. The Kitchen area is modern an spacious and has a plethora of eye level and floor level cupboards and drawers. They are topped with beautiful work surfaces. There is a large range oven and multi ring hob. The feature of this kitchen is the large Island. With a breakfast bar one side and a fabulous Butler Sink on the other, and even more cupboard and drawer space.
It is a splendid family kitchen and the solid oak flooring finishes it off perfectly.
The dining area (also with solid oak flooring) currently houses a large six seater dining table and chairs and also a large 3 seater sofa, so this gives you an indication as to how large the dining space is. There are large Georgian style double doors that open onto the rear garden so there is plenty of natural light. The living area of this large open plan space currently houses a sofa and two armchairs as well as other soft furniture and a wall unit. There is a good size window overlooking the rear garden and once again it benefits from the solid oak flooring. There is a utility cupboard that houses a condenser tumble dryer. This open plan living hub is everything that you could want or need. Spacious, practical, and stunningly decorated. Devine!
The rear garden isn't the biggest garden in the world, however it isn't the smallest either.
Professionally landscaped and south facing with a nice decked area with a covered seating area as well as an open seating area, this garden is laid mainly to lawn, with raised beds that house established shrubs and bushes as well as seasonal flowers.
There is a separate garage approx. 50 meters away with space to park 3 cars.
The property has smart heating meaning you can switch or adjust your heating from your smartphone form anywhere in the world!
The boiler is just 4 years old as are all the windows, and It has recently had a new consumer unit fitted.
So in conclusion, what do we have?
