Charming village barn conversion

Description

The Property
1 Westgate Barns is a charming Grade II listed conversion, enjoying wonderfully spacious and light accommodation within
one of the most sought after villages in North Norfolk. The barn was sympathetically converted to provide both open plan and cosy living, with plenty of period detail and character including vaulted ceilings, exposed flint and floor to ceiling glazing.

An initial entrance and staircase hall sets the tone, with light flooding in from a south facing full height glazed window, via the galleried landing and first floor reception rooms. The spacious kitchen is a fantastic focal point for everyday life at the barn, with central island unit, stylish Everhot cooker, a sink with a great view out over undulating farmland and split level up to a breakfast area. This conveniently leads into a dining area with beautifully crafted bespoke bookshelves, with this space opening out to a living room, with wood burner and French doors out to the south facing terrace. The ground floor continues with a utility room, and a spacious boot room with adjoining storage room, which had been utilised by the previous owner as a bedroom and en suite shower room, with
the plumbing for the shower room still in place should someone wish to reinstate.

A bespoke oak staircase leads up to the central landing, a bright and substantial area that could be used as a reading area or study, and which provides access to the principal bedroom with en suite bath/shower room, and two further double bedrooms and family bathroom. The majority of the first floor benefits from vaulted ceilings providing a great feeling of space.

Outside
The barn is approached through wooden panelled electric gates, with pedestrian gate, leading to a gravelled parking and turning area for many cars that continues up to the double garage. The entirety of the gardens is fenced for the retention of dogs, and indeed children or other animals.

The gardens provide a great balance with enjoyable yet manageable outdoor space. To the front of the house are expanses of lawns, with well stocked herbaceous borders, bay and box topiary and terraced area for evening sun. A paved path leads round the house, past the garaging and into the south facing garden. This is a private and enclosed area predominantly laid to lawn, with well stocked beds, olive trees and rosemary, with a delightful sunken terrace providing an ideal suntrap for outside dining and entertaining.

Location

Binham is deservedly one of the most popular villages lying just inland from the North Norfolk Coast and still retains everyday facilities including a village shop, public house ‘The Chequers', and the fantastic café/farm shop ‘The Parlour and ‘The Little Dairy’, set beside the Priory in traditional farm buildings, serving excellent local food and selling local dairy produce with a cheese vending machine, raw milk and coffee. The priory church of Binham, a former Benedictine priory with some impressive monastic ruins and the fine priory church with its splendid 13th century west front, is a prominent feature of the village.

The picturesque Georgian town of Holt is about 6 miles and is renowned for its award winning restaurants, boutique shops and other excellent amenities. Holt is also the home to Greshams Preparatory and Public School. Beeston Hall Preparatory School is further along the coast between Sheringham and East Runton. The North Norfolk Coast at
Stiffkey is about 1.5 miles to the north and Blakeney about three miles. The North Norfolk Coast, much of which is classified as an Area of Outstanding Natural Beauty has excellent beaches, good sailing and bird watching facilities.

The cathedral and university city of Norwich is about 25 miles to the southeast and has a thriving business community and is a regional centre for shopping and cultural activities with its renowned theatre. Norwich has a mainline railway station with regular trains to London Liverpool Street with a journey time of approximately 1 hour and 50 minutes. Norwich Airport is situated to the north of the city.
