Situation - Treviscoe is a small village situated in mid-Cornwall, approximately 2.5 miles southeast of the A30. The larger village of St Dennis is nearby and offers a range of local amenities including surgery, primary school, church, chemist, general stores, and post office. These are supplemented further by the town of St Austell, about 8 miles to the east, where there are veterinary practices, supermarkets and a station on the London Paddington line. Surrounding the town and other neighbouring villages is a landscape well known for its clay tips and pits, created by the 250 year old clay mining industry. The 'Clay Trails', are a network of trails throughout mid-Cornwall suitable for walking, cycling and horse riding and demonstrate the area's great contrast and beauty. Additionally, the Goss Moor National Nature Reserve is circa 4.5 miles north and offers further opportunity for outdoor activity. It is worth noting that some of the best surfing beaches in Cornwall are just 10 miles away.

Tenure & Completion - The property is sold freehold with vacant possession on completion 6 weeks after the auction, or earlier by agreement.

Proof Of Identity - Under Money Laundering Regulations 2017 it is a requirement for Estate Agents to perform due diligence checks on any person that intends to bid at auction.

There will be a requirement for ALL bidders to register via Bamboo Fusion and complete the ID checks in advance of the auction date. There is no charge for registration.

Buyers & Administration Fee - The successful purchaser(s) of each lot will be liable to pay the sum of £5,000. From this a "buyer's fee" of £2,400 (Inc. VAT) is retained by Stags/Bamboo Auctions as a contribution towards the online platform costs, and £2,600 is payable towards the purchase price/deposit.

An additional "administration" fee of £600 including VAT will be payable by the successful purchaser of each lot immediately after the auction. This will be separately invoiced by Stags. The purchasers shall also reimburse the vendor the cost of the searches carried out, on Completion. (This would usually be paid by a buyer in a private treaty sale).

From the Highgate Hill roundabout of the A30, head south on the B3279. At the next roundabout, take the second exit signposted Treviscoe. Follow this road for approximately 1.75 miles. Shortly after a relatively sharp left-hand bend, you will pass a couple of dwellings on your right. After passing the the second dwelling 'Hawthorns', the land can be accessed via the second gateway on your right, where a Stags For Sale Board has been erected.
