Description - The property comprises a building incorporating 3 stables and a hay store, an overgrown manege and a gently sloping paddock - approximately 2.38 acres in all. Devlopment Potential - A recent pre application enquiry was made for "Conversion of stables into 1 bed holiday let" under ref: 3642/22/PR4. In summary the idea of allowing visitors to bring their horse on holiday was unlikely to be acceptable, however it was confirmed that the site was probably close enough to the village to be considered for a more sustainable alternative, whereby visitors would have to come by train or other public transport and compliance of this would be monitored annually. Overage Provision - An Overage provision will be included within the contract, requiring the purchaser and their successors in title to pay the Vendor 25% of any uplift in value over and above agricultural value, triggered on the granting of planning permission of any residential or commercial use, within 21 years from completion of this purchase. For the avoidance of doubt, planning for any agricultural buildings or stables will not trigger the overage.

Services - Water is currently provided via a rainwater harvesting system. Mains electricity looks to be available for connection nearby. Purchasers must satisfy themselves on these matters.

Tenure & Completion - The land is sold freehold with vacant possession on completion 6 weeks after the auction (18th July 2023), or earlier by agreement.

Proof Of Identity - Under the Money Laundering Regulations 2017 it is a requirement for Estate Agents to perform due diligence checks on any person that intends to bid at auction. There will be a requirement for all bidders to register via the online sales site and complete the ID checks. There is no charge for registration.

Buyers & Administration Fee - The successful purchaser(s) of each lot will be liable to pay the sum of £5,000. From this a "buyer's fee" of £2,400 (Inc. VAT) is retained by Stags/Bamboo Auctions as a contribution towards the online platform costs, and £2,600 is payable towards the purchase price/deposit.

An additional "administration" fee of £600 including VAT will be payable by the successful purchaser of each lot immediately after the auction. This will be separately invoiced by Stags. The purchasers shall also reimburse the vendor the cost of the searches carried out, on Completion. (This would usually be paid by a buyer in a private treaty sale).

It is the purchaser's responsibility to make all necessary enquiries prior to the auction. We shall not be making it available for inspection at Stags' offices. Proceed out of Tavistock along the A390 in a westerly direction towards Gunnislake and Callington. After 3 miles take the first turning off the mini roundabout at Gulworthy. Proceed towards Bere Alston and after 4 miles enter the village. Continue through the village until arriving at a T junction onto Station Road. Turn right and then take the first right onto Drakes Park. At the end of this road go straight across onto Tuckermarsh Lane (slightly staggered junction). Proceed a short way down this lane and the land will be found on the left hand side, straight ahead of you on a sharp right hand corner. A Stags For Sale Board has been erected.
