Description
A wonderful Grade II listed terraced house overlooking the glorious Clarence Square in sought after Pittville

Description

37 Clarence Square is a wonderful Grade II listed terraced town house believed to have been originally built between 1834 and 1837. Hugely upgraded and renovated in recent years, the house is now a wonderful example of authentic architecture combined with outstanding interior design, beautiful high ceilings and a high quality finish throughout.

With accommodation arranged over four floors, the house offers extensive and versatile living space, with the added benefit of an interconnected lower ground floor which also benefits from an independent access at the front and rear. This therefore provides huge potential as a separate apartment if preferred or as two bedrooms, bathroom and utility room. This floor also features a dedicated wine store with glazed door.

On the raised ground floor is the outstanding Parlour Farm kitchen with its expansive central island unit, extensive range of cupboard and drawer units and integrated appliances with a wide opening in to the dining room beyond together with gas fired wood burner. Towards the rear of the house is a cloakroom and a further bedroom or snug.

The magnificent drawing room is found on the first floor with twin sash windows overlooking the splendid Clarence Square, with an opening in to a further flexible reception room with a window to the rear. The drawing room retains many of its original features and is incredibly bright and sunny. The drawing room features a gas fired wood burner. Accessed from the half landing is a very useful fitted study with views to Wellington Square and Cleeve Hill.

Two very generous double bedrooms are located on the second floor with the main bedroom at the front enjoying a range of built in Parlour Farm wardrobes and an en suite with the guest bedroom at the rear also enjoying an en suite shower room, fitted with Parlour Farm cupboards. Both bedrooms enjoying some quite superb views.

The enclosed rear garden is laid to hard landscaping, ideal for pots and planters and a bi-folding door to Clarington Mews. The garden enjoys a good amount of sun and is ideal for al fresco entertaining with a high degree of privacy by virtue of the high walling surrounding the garden space. The rear courtyard garden could be used for occasional parking if required.

Historical Note (as provided by the Listed buildings notes): Clarence Square was built as part of the development of this area undertaken for Joseph Pitt in 1825-42 (the Pittville Estate), the general layout being designed by the architect John Forbes. Clarence Square was laid out in the late 1820s and building began in 1832. The Square was named after the Duke of Clarence, who became William IV in 1830.

Location

Clarence Square is one of the most desirable of the garden squares for which the Regency town of Cheltenham is so famous, in the sought after residential district of Pittville, to the north of the town centre but within 0.3 miles of The Brewery complex and 0.4 miles from the town centre. Number 37 is located on the northern edge of the square and thus benefits from being away from the passing traffic. In addition is the nearby access to Pittville Park, with its 82 acres of grounds, including an ornamental lake with elegant bridges, children’s play area and café.

Cheltenham is famed as one of the most complete Regency towns in England and historically the original and most fashionable spa.

Less than a hundred miles from London it nestles beautifully between the Cotswold Hills and the Wye Valley, and is home to numerous prestigious schools including Cheltenham College, Cheltenham Ladies College, Dean Close and Pates Grammar.

Now a highly sought after place to live the town is well known for its grand houses set amongst formal avenues and beautiful garden squares.

For those with a taste for the finer things in life, there are Michelin starred restaurants, numerous bars, stylish shops and salons aplenty. For art and history lovers there is The Wilson, Cheltenham’s newly refurbished museum and art gallery, whilst Cheltenham also has a thriving cultural scene that includes two concert halls and three theatres. There are the numerous festivals such as The Wychwood Festival, the festivals of literature, science, food and drink and, perhaps the pinnacle for some, the jazz festival, which has historically attracted such known performers as Van Morrison, Jamie Cullum and Jools Holland.

Undoubtedly for many more, the highlight of the year is the annual racing festival culminating with the Cheltenham Gold Cup, the blue riband event of the national hunt calendar, and an attraction that draws the public to the town year after year.
