Situation - The property is situated in a wonderful rural position close to the sought-after village of North Bovey and larger Dartmoor town of Moretonhampstead. The village of North Bovey (1 mile) has a strong community with village green, parish church and very well-regarded pub. The hilltop town of Moretonhampstead (2.7 miles) has an excellent range of day-to-day amenities. Whilst the property is surrounded by unspoilt countryside, the property has good access to the A30 (8 miles) and the A38 (9 miles). Due to its position it sits within many thousands of beautiful, unspoilt moorland acres in which to enjoy a wide range of outdoor pursuits.

Description - In the mid to late 19th century W H Smith was building up his estates on the edge of Dartmoor including constructing what was then the Manor House (now the Bovey Castle Hotel). The surrounding farms and cottages also received his attention and many of the older buildings such as Bowden Mill were renovated or received a new lease of life. There had probably been a mill at Bowden before then but the current listed structure is thought to largely date from then. The 3-storey old mill building has been converted into a charming home with much of the original mill workings still in situ. The three mill cottages run in a terrace from the mill building itself with the nearest interconnecting to the converted mill whilst the remaining two have been amalgamated and now form a separately owned property with its own access and garden.

Mill House And Cottage - The three storey main house comprises an entrance hall, kitchen/breakfast room, cloakroom/shower room. On the first floor is a triple aspect living room and a double bedroom with ensuite shower room. On the top floor are a further three bedrooms along with a family bathroom.

Adjoining the main house is a cottage with two reception rooms, kitchen and two bedrooms each with its own shower/ bath room.

Gardens And Grounds - The gardens for Bowden Mill lie mainly across the stream and are reached via two bridges and have separate access from the lane. They contain many mature ornamental and native trees and shrubs as well as cultivated vegetable garden and orchard with adjoining workshop and garden sheds.

Surrounding the mill there are three paddocks either side of the brook and these are broken up by two areas of native woodland.

Outbuildings - Beside the mill building there are two further vernacular buildings that would once have accommodated the farming activities associated with the mill, but have more recently been used for garden machinery and general storage.

Perhaps the most fascinating aspect of Bowden Mill is how the ancient power of the water cascading from the moor that would once have driven the waterwheel and mill grinding equipment has been harnessed to produce electricity. Whilst the water wheel and mill workings are still in situ, the water from the attractive mill pond is now channelled through an underground penstock to either power the original waterwheel or more productively the 5KW generator discreetly housed in its own building away from the house.

Services - Private and mains electricity, private drainage, oil fired heating. Spring water.

Directions - From Exeter and M5 motorway follow the A3212 towards Moretonhampstead. Keep on through Moretonhampstead towards Princetown. About ? mile beyond the entrance to Bovey Castle take the next unsignposted turning left. Keep on this lane for a further ? mile and turn left again beside a pretty stone farmhouse (Hele Farm). There is a fingerpost in the left-hand hedge pointing to the entrance to Bowden Mill on the right after a further ? mile.
