House For Sale £375,000
Ebford Lane, Ebford

Description
Cartwheel Cottage is a charming two-bedroom home in Ebford, halfway between Exeter and Exmouth. It's a mile or so from the banks of the Exe estuary, and a great location for the towns, villages and beaches of East Devon.

Visitors to the cottage reach the front door via a wooden gate, then follow a path that runs alongside the kitchen. From the entrance hall you have a choice - turn left for the sitting room, right for the kitchen, or straight on for the stairs. The light here streams down from a skylight on the first floor. A part-glazed front door adds to the brightness.

Every room is stylishly decorated in white and neutral colours. It's a calm and relaxing place. The sitting room has a window seat and an interesting recess that's home to a Clarendon & Ashdon Log effect stove range with a mantelpiece above making it a lovely cosy room to relax especially on a cold winters night.

The entrance hall and kitchen floor share the same attractive black tiles. This gives a nice sense of continuity, and is practical for spills and pets that moult. The kitchen has a single oven with an electric hob above, and splashback tiling to the ceiling. There's room for both a fridge freezer and washing machine.

Upstairs are the two cosy bedrooms and bathroom, all finished with nice touches. The old-fashioned white wooden doors are ledged and braced, with black fittings. The larger bedroom has some old beams in the ceiling; the smaller has a chandelier light fitting. The bathroom comes with a white Victorian-style radiator along with roll top claw bath with Mira shower above, and another skylight to let in the fresh Westcountry air.

The outside space sits alongside the kitchen. It's landscaped with gravel and pavers, and the current owners use a barbecue and chiminea there when the weather's playing ball. It's a fully-fenced and private area, overlooked only by a beautiful copper beech tree next door. Two cartwheels on the first floor walls add a bit of character. On the other side of the gate is off-road parking for one car.

The surrounding countryside is perfect for long walks or bike rides. The Exe Estuary Trail is just down the road and gives locals and visitors a traffic-free way to enjoy the estuary and its wildlife. The pubs and cafes of historic Topsham are within easy reach, so are the award- winning shops at Darts Farm. If you're travelling further afield, Ebford is the right side of Exeter for the motorway - no need to battle the city centre traffic to get there.

For schools, you're close to St Peter's Preparatory School and within the catchment area for the primary schools in Woodbury and Clyst St George. Clyst Vale Community College is a 15-minute drive.
