Description

Kenwick Farm is part of the wider Kenwick Estate and is Lot 1. It comprises a large ring-fenced mixed farm including farmhouse, modern and traditional buildings and land extending to 827 acres.

Kenwick Farmhouse
A substantial and attractive red brick farmhouse with views over its own land with separate drive and a range of traditional ancillary buildings.

The accommodation is spread over two floors; comprising an entrance hall, two reception rooms, kitchen, boot room/utility and farm office on the ground floor. To the first floor, there are four double bedrooms and a family bathroom.

Externally the house is impressive in its construction and could have scope for enlargement (subject to planning permission). The house is currently in good order, but it would benefit from some modernisation throughout.

Farm Buildings
The farm buildings comprise a useful and extensive range of modern and traditional farm buildings benefitting from a secondary access from the lane.

Land
The land varies in character from rolling arable land extending
to 482 acres, predominantly in the southern end of the farm,
with 206 acres of pasture mostly in the north half of the farm
where the land borders White Mere. There are 127 acres of
woodland at Kenwick Farm, the main block being Smithy Moor and The Birches (approx. 70 acres), located centrally and surrounded by farmland. In the north lie Yarnest Wood and Lee Wood. The land is gently undulating and has historically been let for shooting.

The land at Kenwick Farm is a mixture of arable, pasture and
woodland, predominantly laid out across the northern half of
the Estate, with direct access from Kenwick Farm buildings and road access. The land has good road frontage in parts; it is
accessed separately from and bordered by the A528 in the east and a country lane on the western side. There are four arable fields positioned in front of Kenwick Farmhouse and buildings, south of the public highway.

Kenwick Farm extends to 827 acres; all of the fields are generally of a good size and arranged for modern farming
practices. The land is registered as Grade 3 with some areas
of Grade 4 according to the Agricultural Land Classification, and the soils are described as being principally freely draining
slightly acid loamy soils with a small area of fen peat soils.

Lot 1a | 2 Lawn Cottages
This three-bedroom semi-detached cottage lies on the opposite side of the lane to the drive for Kenwick Farmhouse. It enjoys an elevated setting with rural views to both the north and south.
