1 bed Flat For Sale £550,000
Limehouse Cut, Morris Road, London

Description
Forming one of the original units carved out of a former victorian dog biscuit factory and warehouse, the 'Spratt's Complex'. This was one of the first industrial buildings to be converted into apartments in London, and is something of a local landmark, with its handsome brick facade & famous 'Spratts' logo seen from it's beautiful canal-side setting.

The four buildings that make up Limehouse Cut were originally converted in the mid-80s and occupied by the creative professionals of the era who were looking for space away from the polluted East End.

This first floor double height apartment is a distinctive example of the appeal of landmark industrial homes. This is a home ripe for a refit. As you go through the front door into a generous hallway, a family bathroom is situated immediately to your right  complete with a sizeable utility room housing a washing machine and tumble dryer.

Entering into the main space, you are exposed to what these apartments are all about; tall ceilings, red brick walls and double height factory windows. The reception room, currently arranged as a living room, is an open space throwing right to the rear of the property.

The principle bedroom takes in the second factory window and is separated by a sliding door to maintain privacy. The kitchen can be seen through a glass partition to the rear of the room, and there is access to a huge underfloor storage area (crawl space only) via low cupboard doors.

The first of two raised mezzanine levels accommodates the kitchen and dining area, via a subtle staircase off the main reception. The second mezzanine, currently arranged as a sleeping area, overlooks the entire apartment and is set above the main entrance hall, accessible via another staircase. An additional storage area is also located here.

All the properties in Limehouse Cut were initially sold as big live/work units. This property is no different, and could be brought back to its shell condition to curate a completely new space. Equally a less ambitious project, working with the current arrangement would still make a beautiful live/work apartment.

If you are after an escape and a place to sunbathe, take the lift to the top floor of the building and enjoy the huge communal roof terrace. It's wonderfully landscaped and is looked after by the residents - just one example of the community spirit that you'll enjoy in the Spratts.

There is one parking space allocated to the property, and secure bike storage is located in the underground car park, accessible via the building foyer.

Currently undergoing a radical makeover, Limehouse Cut has become a residential destination for a new generation. Chrisp Street Market, just around the corner, is undergoing a complete rebuild. Local coffee shop and bakery, E5, has just opened their newest branch next to Bartlett Park,  a five minute walk away. There are new eateries and coffee shops opening all the time and a brand new gym has appeared just over the canal.

Limehouse Cut offers entry to the marvellous hidden world of London's canal network. Walk, run or bike down the Limehouse Cut tow path to the Limehouse Basin where it meets up with the Regent's Canal. The opposite direction takes you past historic Three Mills Island, now a major film studio, to Olympic Park and the funky restaurants and craft breweries of Hackney Wick and Here East.

Canary Wharf is only a short hop on the DLR, with access to a wide selection of upmarket restaurants, bars and historic dockers pubs. The area is very well connected to both central London and Canary Wharf, with the DLR at Langdon Park only a few minutes walk connecting straight to Canary Wharf. The newly opened Elizabeth Line at Canary Wharf, also offers rapid connections to Central London and Heathrow Airport.

Alternatively head in the other direction and Stratford International via the DLR, links to the Central Line and London Overground.
