House For Sale £975,000
Quarry Lane, Woolley Moor, Alfreton, Derbyshire, DE55

Description
Period stone built four bedroom detached family home in half an acre plot, boasting beautiful views across to Ogston Reservoir and beyond.

Description

HISTORY
The property now referred to as 'Yew Tree Farm' was formerly a working farm owned by the Ogston Estate. It was sold by the Estate to private purchasers in 1970, and was owned privately by that family until 2018, when it was sold to the current owners. It is thought that a dwelling existed at this site from the Middle Ages, but the most significant restoration/build was completed in 1882, by William Gladwyn Turbutt and his wife Edith Sofia Turbutt. A date-stone (crest of arms) on the front of the property commemorates this restoration.

There is much historical information attached to the property, and many references are made to it in a book called 'A History of Ogston' compiled by Gladwyn Turbutt, of the Turbutt family, who were former owners of the Ogston Estate. A copy of this book will be provided to the new owners of the property, on completion of the sale.

DESCRIPTION
Yew Tree Farm has been carefully crafted from the original period stone farmhouse into a character family home, offering generous two storey accommodation with a versatile arrangement. The elevated setting of the house allows commanding views down across the gardens to the reservoir, sailing club and the open countryside beyond. An open entrance porch to the front aspect leads into a lovely reception hall offering a dining space and an informal seating area around the log burner.

Off the reception hall to the left hand side is the pleasant, dual aspect sitting room, featuring a beamed ceiling, built-in book shelf and a focal point open fire with stone surround and brass insert.

Leading on from the sitting room is a wonderful double height, dual aspect garden room with underfloor heating, boasting its own private courtyard and terrace area. Directly off the garden room there is a useful craft room / study, providing integral access to the garaging.

Off the reception hall to the right hand side is the well-proportioned kitchen diner incorporating a pine, farmhouse style kitchen with granite work surfaces and integral appliances to include a dishwasher, an electric Beaumatic range style oven with a 5 ring hob with extractor above and a stainless steel sink. There is space within the kitchen to accommodate an undercounter fridge and a dedicated microwave wall cupboard. An inner hall from the kitchen leads on to a WC, utility room and a good sized walk in pantry off.

There is a delightful snug to the north elevation, accessible from the kitchen, enjoying a dual aspect view with a focal point stone fire place and inset electric log burner style heater.

FIRST FLOOR
An oak staircase, believed to have been retrieved from a property once used by William Pitt the Younger ascends from the reception hall to the first floor split landing and on to the accommodation at first floor level.

The south end of the first floor holds the principal bedroom with a picture window looking across the double height space of the garden room and to the countryside beyond. There is a neighbouring shower room fitted with a low level WC, pedestal wash hand basin, a corner shower enclosure and a chrome heated towel rail.

The landing area gives access to three further double bedrooms, two with built in wardrobes and window seats, taking full advantage of the wonderful views and a carefully conceived family bathroom with neighbouring dressing area.

OUTSIDE
The property is approached via a spacious, gated paved courtyard area to the front of the property which in turn leads on to the substantial double garaging with adjoining storage area.

The setting and gardens of the house are a particular feature with generous lawns, well stocked, mature planted borders, an upper lawn with mature fruit trees and a number of delightful seating areas throughout the gardens, of all which take advantage of the wonderful views down toward Ogston Reservoir.
