DESCRIPTION
The Black Dog and Duck is a very pretty Grade II listed house situated in the heart of the popular downland village of Bury. As the name suggests, the property was for many years a public house, with origins believed to date from the 1600’s. The very attractive external elevations include a combination of flint with brick quoins, timber framing and red brick, all under partially thatched and partially clay tiled roofs. The very well-presented property includes a wealth of original features, including extensive timber framing and inglenook fireplaces. Having been extensively refurbished in recent years, the property also offers many of the more modern comforts.

The flexible accommodation includes, on the ground floor, an entrance hall, fully fitted kitchen/breakfast room, dining room, sitting room, drawing room, study/bedroom 3, cloakroom and utility room. On the first floor there is a good size main bedroom with ensuite bathroom, bedroom 2 with en suite shower room. There is a single bedroom and a former bedroom has been converted into a fully fitted dressing room.

Outside the property is approached over a gravel entrance drive with ample parking and with a pretty front garden to one side. The current owners have recently converted the former double garage into an annexe with shower/steam room and first floor bedroom. To one side is a brick building currently used as a gym. The private south facing garden includes a beautiful, heated swimming pool, with a large, paved terrace to once side. There is also a lovely, paved terrace accessed from the kitchen. The remainder of the garden is mainly laid to lawn with beds planted with shrubs and all bordered by various matures hedges and trees.
