The Property:
Situated in a beautiful setting in the highly sought after Meon Valley village of Soberton, which falls within the South Downs National Park, is this spacious family house. It enjoys a superb setting with formal gardens of just over a quarter acre and an adjacent pony paddock of just under 0.8 acres. The house, built in 1908, has well balanced accommodation over two floors. The heart of the house is undoubtedly the 'live in' style kitchen/breakfast/living room which has a kitchen to one end with a fitted 'Aga', opening to an ample space for sofas and dining table. There are two sets of French doors that open onto the terrace, with views over the garden and countryside beyond. There are three further reception spaces; a sitting room with a fireplace and window to the front, a dining room with fireplace which is flanked by a cupboard and fitted shelving, and the family room or study which provides an ideal space for children. Off the kitchen and double garage is a utility room that opens into the garden, this also leads into a downstairs shower room. Upstairs there are four double bedrooms, the front with a lovely rural view, two to the rear offering views down the valley and one to the side aspect. Another smaller bedroom also has a window to the side aspect, and there is a large bathroom with a freestanding bath and a shower room. Outside the property is approached from the road over a gravelled driveway which provides access to the double garage. A pedestrian path, enclosed by a gate, is neatly flanked by a box hedge and leads to the front door. To the rear of the property is a west facing garden which has a good terrace and graduates onto a large lawn with mature shrubs and enclosed by hedging. The paddock is to the southern boundary, with a path that runs between the two pieces of land that leads down towards the Meon Valley bridleway.

The Location:
Soberton is highly sought after for its rural yet convenient setting being extremely accessible to the south coast and major centres of Winchester, Southampton and Portsmouth. Main line rail services can be accessed in both Winchester and Petersfield with easy road access to the M27, M3 and A3. The village offers a strong and active community and within just a short stroll is the highly regarded White Lion Pub and St. Peters Church. Access to the Meon Valley bridleway is moments away, with beautiful walks over the South Downs Way. For day-to-day amenities there is an excellent village store, Meringtons, in Droxford.
