THE STORY

There is such a nice flow throughout the whole ground floor of the house," she explains. "It works well for both family living and entertaining. I remember stepping inside and thinking how impressive it was and also being drawn to the statement stairs in the drawing room, which are a lovely feature."

BRIGHT AND OPEN

The three-bedroom property, which comes with an outbuilding that could have a range of uses, dates back to the 1930s and still retains some original features, such as doors. Largely, however, the house has a bright, contemporary interior, where hardwood flooring and neutral décor enhance the abundance of natural light and colour is brought in through furniture, furnishings and accessories. Previous owners reconfigured and extended the ground-floor accommodation. To the front of the house there is now a capacious drawing room: this leads through into the kitchen, dining and family room, which in turn opens on to the garden. "There are double doors from the drawing room into the kitchen - these can be kept open for open-plan living or closed off to give you separate spaces. We also have bi-folding doors on to the garden, which can be pulled right back in warm weather to enable the living space to flow outside as well," she explains.

HEART OF THE HOME

The kitchen has been designed with one end for food preparation and storage. Here there is also a central island, with breakfast bar. The other end can be arranged for family dining or with comfortable seating, depending on the requirements of the owners. "We use this space such a lot and it has also been wonderful for entertaining. People can gather round the breakfast bar and then wander off into another part of the house or out into the garden."

SUPERB SPACE

All three bedrooms and the family bathroom are situated up on the first floor of the house. The master bedroom is to the front and, with its bay window, is especially large and light. "This is a lovely room, which catches the sun in the morning," she says. "We had built-in wardrobes installed in here." Stepping out from the rear of the property, the outbuilding can be found close to the kitchen. "This has electricity, lighting and a laminate flooring and was used by the previous owners as an office," she explains. "It could also be ideal for someone else for the same purpose as it is close to the main living space but separate. My husband used it as a man cave, but it could also be a gym or children's playroom, perhaps."

WOODLAND WALKS

The long garden has been enhanced by the current owners, who created an additional seating area in one of its many suntraps. "It is such a beautiful garden and it catches pockets of sunshine throughout the day, meaning there is always somewhere to sit out. At the back of the garden we have a gate through into the protected woodland and we have enjoyed being able to go for walks in there whenever we like." The generous garden and the layout to the front, which includes a Cotswold stone gravel driveway, with off-road parking space for four vehicles, means there could be space to further extend the house (subject to the relevant planning permissions). "There is space to carry out a double storey side extension, giving you dining space or a snug downstairs, as well as an additional bedroom and bathroom upstairs," she observes. "Some of our neighbours have done this."

SETTING THE SCENE

The three-bedroom house on New Road is set back with an attractive front garden and very generous driveway to the front and side for up to four vehicles. To the rear, it opens on to an expansive area of decking and then a long lawned garden, with another seating space and ample room for children to play. The garden catches the sunshine throughout the day.

WITHIN EASY REACH

The family plan to stay in the area when they move. "We love it too much to go far," she admits. "There are such fabulous road and rail links, which have been ideal for my husband who works in London every day, and the Charters School bus picks children up from outside the house. We are within reach of local shops, Ascot High Street and Windsor for shopping, as well as some good pubs and restaurants; we have also enjoyed being close to the racecourse and Windsor Great Park for walks." She adds: "We will miss this house, however, when we go. I will especially miss the open, airy ground floor, which has given us such good family and entertaining space."
