Description

An impressive Cotswold Stone farmhouse, Rough Grounds Farm is set within 83 acres. The secluded farmhouse is approached by a shared long drive that runs through a small nature reserve.

With bright open rooms and character features throughout the farmhouse is a perfect family home.
On entering you are met by an open hallway with storage space, and a bedroom/study. Around to the left of the hallway is the original reception room with a cosy log burner. Following on is the kitchen/dining room with a beautiful Aga and views of the surrounding farmland. The gem of the property is the second reception room complete with a large open mezzanine floor above and floor-to ceiling glass window feature which looks out onto the beautiful garden. The ground floor also has a utility room and boot room adjacent to the kitchen.

The second floor comprises three good-sized bedrooms, the principal bedroom and the family bathroom. The principal bedroom has a stunning old wood beam running through and benefits from an ensuite shower room.

The outside of the farmhouse is complete with a wraparound garden, with herbaceous borders and fruit trees. There is ample parking in front of the property and opportunities for long walks around the farm.

The heating and hot water is provided by a modern oil-fired boiler; there are 16 solar panels helping to provide electricity, as well as mains. There is occasional noise from the nearby air bases at RAF Fairford and Brize Norton.

Location

Lechlade is a small market town on the River Thames in Gloucestershire at the southern edge of the Cotswolds. The popular riverside market town has many traditional pubs, antique shops and supermarkets. Lechlade is steeped in history and is an excellent base for many Cotswold and River Thames walks, including the Thames Path. The town also plays host to many festivals throughout the year, including the annual three day Lechlade Music Festival, featuring over 80 bands and performers.

Burford is approximately 5.8 miles North and is one of England’s prettiest and most popular market towns, considered to be the southern gateway to the Cotswolds. For schooling, Burford has both a primary and secondary school whilst for a wider range of amenities, Cirencester, Cheltenham, Oxford and Bath are excellent cultural centres and are all within easy reach.
