The Thorn district is amongst one of the most desirable in Bearsden, with its proximity to Thorn Park, Thorn Tennis Club, Bearsden Golf Course, and Bearsden Cross. Within it, Upper Glenburn Road has long been one of the most admired addresses, with its mix of early 20th century, 1930s, mid-century, and post-war homes.
This Detached House was built in 1961 by the admired local builder John Russell and is a handsome two-storey villa of traditional lines with fine room sizes. It comes with an originally designed attic room, that makes for a very useful ancillary room. It provides a five-apartment layout with two formal public rooms and three double bedrooms, supported by a good-sized kitchen (with rear porch), modern bathroom, and WC.
Owned by our client since new, the house has been well maintained but it is fair to say that decoratively, and in respect of specification and finishes, much of the subjects are dated and as such, would benefit from a programme of upgrading. This is price reflected and allows the buyer great scope to invest and modernise to one’s own style and budget.
The house would easily lend itself to be extended, given the size of its garden, but this would strictly be subject to obtaining the necessary planning consents and approvals. Those who may be interested in this should make their own enquiries via East Dunbartonshire Council planning department.
The house sits upon a fine sized level garden, the majority of which lies to the rear of the house and laid to grass, all bounded by established hedges. At the front a gravel/slab driveway, with concrete hardstanding, leads to a sizeable double ‘tandem’ garage to the side of the house (has an electric remote controlled garage door).
In terms of specification, there is a German Läger kitchen (from the 1980s), a modern bathroom suite (the suite in the WC is older), aluminium framed Everest double glazed windows (high quality, but probably dating from the 1980s), with those in the kitchen porch uPVC and about ten years old. The side kitchen window (to the porch) is still the original steel framed single glazed unit, as are the three windows in the garage. The Velux windows in the attic room are timber framed (double glazed). Central heating is mains gas with a Potterton Kingfisher Mf regular boiler (radiators have individual thermostatic radiator valves).
Ground Floor
• Hall – set down the middle of the house. Cupboard beneath the staircase.
• WC – white suite with the original wash hand basin. Sliding door access from the hall.
• Lounge – this runs the depth of the depth of the house, with windows both to the front (south) and to the rear (north). Stone fireplace with electric fire inset.
• Dining Room – a lovely, well-proportioned room with bay window to the front (south) plus wide window (west).
• Kitchen – the Läger kitchen is finished with oak trim and has oak laminate worktops, into which is set a cream-coloured composite sink. The design includes a fitted breakfast table. Appliances (older) include – halogen hob, double oven, microwave, dishwasher, washing machine.
• Porch – set to the side of the house and added in the 1970s, with the windows and back door replaced, with uPVC double glazed units, about ten years ago.
First Floor
• Staircase to first floor hall, which has a window to the front of the house. A door reveals a staircase to the attic room.
• Bedroom 1 – set above the lounge and of similar size. Windows both front and rear. Wash hand basin in the corner of the room.
• Bedroom 2 – above the dining room and of same size. Bay window to the front. Airing cupboard.
• Bedroom 3 – another double bedroom with lovely view of the rear garden. Fitted wardrobe cupboard.
• Bathroom – this has been modernised and has a modern white suite with a Triton electric shower set over the bath. All tiled. Chrome towel radiator.
Second Floor
• A staircase ascends directly to the original floored and lined attic room, with two Velux windows. Four eaves access points. Two cupboards. A very handy additional room.
Garden
To the front there is a rendered garden wall with brick copings to the pavement, with both driveway and path having entrance pillars. There is a slab/gravel drive (for two cars) leading to the double “tandem” garage, directly in front of which is a concrete hardstanding area. There are gravel paths to either side of the property and there is a rectangular section of lawn with rose border surrounds. There is a shrub bed to the easterly border and there are two silver birch trees to the front and a beech hedge to the west. The pathways to either side of the property include a gravel path to the easterly gable and a gravel and slab path to the west, where there is a conifer hedge to provide privacy to the neighbouring house.
The rear garden is much larger than the front and lies mainly to grass. It is enclosed by privet hedges and some fencing. There are some rowan trees and a copper beech. A garden shrubbery walk is well planted and includes some heathers and at the end of this there is a south-facing summerhouse, beside which is a crazy paved patio area with small pond.
SITUATION
The Thorn district is to the west of Bearsden Cross with this property about a ten-minute walk from the Cross and the excellent amenities to be found there. The property falls within the catchment for Bearsden Primary (at the Cross) and for Bearsden Academy (at Courthill) now ranked the No 2 state secondary in Scotland. Also within Bearsden is The High School of Glasgow Junior School (on Ledcameroch Road) and St Nicholas’ Primary (on Duntocher Road). Bearsden has long been one of Glasgow’s foremost residential suburbs, with an excellent range of quality shops and services, and regular bus and train links to Glasgow’s West End and city centre. Just to the north of Bearsden is some stunning scenery, including the dramatic Campsie Fells hill range and within a half hour drive, the drama of The Loch Lomond & Trossachs National Park. Glasgow city centre can be reached by car in 20 to 30 minutes.
