Topsham, Exeter

Description
Description

Located in the heart of the conservation area at the end of a quiet no through road is this charming Grade II listed detached period house. Renovated and improved by the current owners, planning permission exists to complete the renovation and alter the layout creating a fabulous kitchen in what is now a garden room plus the addition of an ensuite to the principal bedroom if desired. On the ground floor, the two reception rooms have been finished to a high standard with exposed wood flooring. The sitting room has a woodburner in place and the dining room has a recess for a fire. Leading off the dining room is the current kitchen although the plans show this moving to the garden room and creating a utility room/wet room in its place. Alternatively, the spacious garden room could also be used as an annex as there is currently a second kitchen and a wet room. From here stairs rise to a 5th bedroom or study. On the first floor are two double bedrooms and a stunning shower room and on the top floor are two further bedrooms.
Outside, a huge feature of the house is the stunning mature garden which is a sun trap and a good size, stocked with a host of mature plants & shrubs.
In addition, there is a gravelled seating area and an opening through to a secluded vegetable garden.
Accessed via a gate is a secure parking area with an electric charging point and a large detached garage/workshop.
