"As soon as I first visited this barn I realised this was an unbelievable development opportunity. Added to this, it is located in a cracking rural location". -Philip Jarvis, Director.
Halls Place Barn is a most exciting project offering the opportunity of converting a detached unlisted barn.
The barn measures 52ft by 20ft and is a two storey brick building with a fibre sheeted roof and rear elevation. Internally the building has two distinct elements with what was assumed to be a former laundry in the small western part of the building with the remainder left open as an agricultural store. In a recent storm however the left hand side gable wall has collapsed.
The plans seek to retain a relatively open plan to the ground floor but will necessitate the adding of a first floor to provide the appropriate level of resident accommodation.
Halls Place Barn sits on a plot measuring approximately 1.4 acres. A brick wall currently partially splits the plot. There is an extensive grassed area to the south eastern side of the property along with a small wooded area. There is a large outbuilding to the rear. Parking will be to the front of the barn.
Planning permission was granted in October 2009 (MA/09/1561). An application for discharge of certain conditions relating to the original planning permission was granted February 2012 (MA/11/1477) and a certificate of lawfulness for an existing use or development was granted in October 2012 (MA/12/1595). All these permissions and extensive additional document can be found on the Maidstone Borough Council planning portal.
Rarely does an opportunity in such a stunning location become available. Countryside surrounds the barn yet access to Charing and Lenham are only a short drive away in the car. The town of Faversham, county town of Maidstone and the city of Canterbury are also easily accessed. There are also excellent road and rail links to London.
