House For Sale £1,000,000
Stone Quarry Road, Chelwood Gate, East Sussex, RH17

Description
Attractive and well-presented family home with beautiful garden of over half an acre.

Description

Situated in Chelwood Gate, close to Ashdown Forest, Little Foresters is an attractive detached period house believed to date from the 1960s. Externally characterised by rendered elevations under a tiled roof, with timber-framed double glazed windows and a handsome gabled porch, internally the property offers well-proportioned accommodation extending to over 2,000 square feet, with the added benefit of a large detached garden office built in 2021.

There are two formal reception rooms lying either side of the spacious entrance hall, both with woodblock flooring. The sitting room is triple aspect and features an elegant fireplace with inset Stovax woodburner; the study lies of to the front of the house and is plenty large enough to be a second reception room. The wonderful farmhouse-style kitchen and dining room is of particular note: a warm and welcoming room with a partially vaulted ceiling, and high windows extending into the gable framing the view down the garden. The kitchen area is fitted with a range of timber cabinetry, a granite-topped central island, a two-oven Aga and further integrated appliances; there are French doors opening to the rear terrace, and ample space for a dining table and/or a sofa. A utility room and a cloakroom complete the ground floor.

There are four bedrooms on the first floor lying off a galleried landing, bedroom one served by an en suite shower room with large walk-in shower cubicle, and the others sharing a family bathroom.

Little Foresters’ gardens are of particular note, extending to about half an acre in all. To the front of the house, well screened from the road by mature hedging, is an area of lawn and a bonded gravel driveway ahead of the integral single garage; there is access to both sides of the house to the garden.

The rear garden extends away from the house to the north west, with a raised stone terrace adjacent to the house and the timber-clad home office (which has power and WiFi connected) and a further outbuilding, sited half-way down the lawn. The garden is laid to lawn and arranged in two sections: the formal garden close to the house is edged by colourful, mature shrub and flower borders, dotted with young trees, a pretty ornamental pond and waterfall; to the northern end of the garden, divided by pleached apple and pear trees, is a further expanse of lawn, ideal for outdoor play equipment, with raised vegetable beds, large garden shed, beech hedging and a bank of mature trees to the boundary. In all, about 0.55 of an acre.
