Wadebridge Road, St. Mabyn, Bodmin, Cornwall, PL30

Description
Elegant Georgian house, perfect for family life in one of North Cornwall’s most desirable villages

Description

Watergate House is an elegant Grade II listed Georgian house, presenting a charming symmetry in its fine proportions with sash windows and period details, such as the pillared portico and fanlight over the wide front door.

Entering the hall, the drawing room is on the right, naturally lit by a large sash window with shutters, and with a wood burner set into the hearth flanked by shelved alcoves. The sitting room on the opposite side of the hall has the same features and both rooms are tastefully decorated in the muted colours that occur throughout the house.

Through the wood panelled hall and to the left is the study, a good-sized room for a home office with a west facing window, wooden floor, panelled walls, beamed ceiling and door to the garden porch. This is a useful entrance from the garden, with coat hooks, boot racks and a sink.

Across the hall is the dining or breakfast room, facing the morning sun with a very deep-set window (revealing the depth of the external walls). The adjacent kitchen has a farmhouse style range of fitted cupboards and wall units, granite counters and an oil-fired AGA, with flagstone slate floor and a view over the rear garden. A narrow passage leads to the slate shelved larder and what would have been in former days, the back kitchen or scullery, now a spacious store, and in the far corner the boiler room.

On the other side of the kitchen is the utility room, a cloakroom with wc and a door out to the garden porch.
Wide stairs turn and the landing divides leading towards a large feature sash window at the end of the rear landing and off this a spacious double bedroom and newly modernised shower room opposite.

The wider front landing has the family bathroom and three rooms, the first of these a smaller double room, east facing for the morning sun and with large built-in cupboards. Opposite is the principal bedroom with a lovely view over the front garden and to fields beyond.

Finally, the largest room could be an impressively large bedroom, but in fact is the studio where the vivid imagination and impressive talent of children’s author and illustrator Jill Murphy combined to create the magic of her much-loved series of books. What a room it is for creativity, with every surface and storage space planned for convenience.

Rookery Cottage is attached to the rear of the house and is self-contained with an open plan kitchen and living room and large en suite double bedroom with open A frame ceiling, brightly lit with double aspect windows overlooking the garden and neighbouring Watergate Lane.

On the west side of the garden is a modern detached pool house with a 10-metre indoor heated swimming pool. It has generous space around the pool as well as a changing room with separate shower and boiler room. Three pairs of patio doors open to a wide terrace, ideal for enjoying the peaceful ambience of the private, walled garden and for entertaining. Built of local slate and stone this building blends well into the landscape. Railings and high gates provide security for children and pets while mature trees and shrubs add to the privacy of this lovely formal garden. A gravel drive with turning circle allows parking for several vehicles.

St Mabyn is a picturesque village, surrounded by beautiful rolling countryside, four miles from Wadebridge and seven miles inland from the stunning North Cornwall coastline.
Excellent facilities are within walking distance of Watergate House and include the primary school, the community owned village store and post office, St Mabyn Inn and the beautiful parish church, a landmark visible for miles around. On the edge of the village Haywood Cider Farm has become a popular venue for live music events throughout the summer.

North Cornwall is known for very good food with high quality locally sourced produce served at St Kew Inn and St Tudy Inn, both nearby in neighbouring villages, and popular farm shops such as at St Kew and Boscastle.
