SITUATION

Ramridge House sits by the green in the village of East Rudham within the conservation area. The large, picturesque village green is surrounded by historic buildings. Amenities include The Crown Pub - a highly rated country pub and restaurant with accommodation, a coffee shop which also sells essential groceries, a village hall with sporting facilities, a daily (weekday) mobile Post Office by the green, primary school, vet, active and social cricket club, children’s play area, sports field and St Mary’s Church.

The market town of Fakenham is just 6.5 miles away with schooling for all ages, medical centre, supermarkets, pubs and restaurants, garages and a cinema. The town is transformed by its weekly market and a monthly farmer's market and at least 12 race days a year are held at Fakenham Racecourse - one of the finest national hunt racecourses in the country.

Holt, home to Gresham’s School, is half an hour’s drive from the house.

King’s Lynn was one of England’s most important ports from as early as the 12th century and this maritime past is still very much in evidence today. Fine old merchants’ houses stretch down to the river between cobbled lanes and the elegant Custom House overlooks the harbour. Today the town offers a wide range of dining, leisure and shopping facilities both in the central
pedestrianised areas and in the large out of town retail parks. A fast-mainline train link to London King’s Cross (via Ely and Cambridge) operates from King’s Lynn station.

Heading towards the coast, the lovely village of Burnham Market offers a charming and eclectic range of independent shops and eateries with the Hoste Arms and other well-established hotels and restaurants sitting comfortably alongside exciting, new venues such as Socius and No. Twenty9.
The north Norfolk Heritage coastline is about 12 miles drive away and is an Area of Outstanding Natural Beauty. This is a wonderful part of the world to call home with many ways of wiling away leisure hours including coastal walks, sailing, bird and seal watching, golf, cycling and fine sandy beaches to name but a few.

__________

DESCRIPTION

Ramridge House is approached through the garden with the front door leading into an entrance porch with coat storage area and a step up into a spacious and elegant reception hall with limestone flooring, staircase with under stair storage cupboard and separate cloakroom and WC. This area along with the kitchen and breakfast room benefits from underfloor heating.

To the right off the hallway, the drawing room with adjoining dining room is a wonderful space with some exposed brick walls, fine wooden panelling, high ceilings with exposed beams and a lovely inglenook fireplace with wood burning stove. These are light double aspect rooms overlooking the garden. The dining room has wooden flooring, a wall of bookshelves and bespoke wooden bifold doors leading onto the courtyard.

To the left from the reception hall, the kitchen and breakfast room is a stunning double aspect L shaped room with the same limestone flooring. French doors lead off the kitchen onto the east facing courtyard, ideal for morning sun and on the west side a conservatory seating space with French doors to the garden, provides a lovely social family space.

There is plenty of room for a large dining table and the very well-equipped kitchen has a range of beautifully handmade painted wooden fitted units, including a dresser, a large island unit and granite and wooden worktops. Integrated appliances include a boiling water tap, double Brittania range cooker, extractor and integrated wine fridge and there is space for an American style fridge freezer and dishwasher.

Beyond the kitchen is a back hall/boot room with door leading out to a small inner courtyard where the boiler and a storage shed where the gas bottles for the hob are stored. There is also a door to the main east facing courtyard garden.

The utility room is fitted with a range of cupboards, Belfast sink and space and plumbing for a washing machine and a tumble dryer.
At this end of the house, you enter the studio barn conversion, a fabulous room with exposed beams to the rafters, half exposed brick and panelled walls, wooden flooring and electric cast iron radiators. This is presently set up as a comfortable extra sitting room with two dedicated workstations. It offers so many opportunities, from home office to art/yoga studio or teenage hang out/games room to name a few.

Taking the stairs from the reception hall to the galleried landing space on the first floor, the main bedroom is a very generously sized room with a wall of fitted wardrobes, a contemporary en suite shower room and a wonderful steel and glass balcony overlooking the garden with westerly views. There are two further large double bedrooms on this floor, both have fitted wardrobes, one has an en suite shower room and there is a stylish family bathroom with shower and claw foot bath and a large airing cupboard.

On the second floor, accessed by two separate staircases, are two further double bedrooms, one with an en suite bathroom and one with an en suite WC.

__________

OUTSIDE

Approached through electrically operated iron gates off the village green, a lit brick cobbled driveway leads to the wooden cart shed/garage with parking area, mature trees and shrubs and an area of lawn.

Walk on through a further pedestrian gate and you enter a haven of private, mature and beautifully landscaped gardens, bordered one side by a lovely old brick and flint wall. Lit brick pathways meander through with further pebbled areas creating a coastal feel. Stunning herbaceous borders are filled with a variety of colour, including beautiful alliums, lavender and box topiary, ornamental trees, climbing roses, magnolia grandiflora, and a medlar tree. Wysteria covers the front of the house and here there is a large, paved terrace for entertaining and at the west end of the garden a gravelled terrace provides a further outside sociable space. There is a recently constructed timber shed with wood store area too.

Access over a shared driveway at the rear of the property brings you to a further storage cart shed and in through wooden double gates to the large, lit, paved courtyard garden which is not overlooked and fully enclosed by brick and flint walls with raised borders, and a garden store. The vendors often drives here to drop off their shopping with direct access to the kitchen.
