Description

Opportunities such as Grove Farm are generational. To have the chance to secure a farmhouse, once part of the Holkham Estate, with 5500 sq ft of unconverted traditional barns that can be moulded to fit most buyers imaginations, alongside an annexe, cottage and 6 acres, within the coveted Stiffkey Valley with complete peace and privacy, is exceptional.

Main House
Grove Farm is a most attractive Grade II listed farmhouse, 18th century with later amendments, enjoying an abundance of charm with wonderful detail throughout with the tone set from the start by the Georgian fanlight to the front hall. The elegant entrance feeds through to the rest of the house, with the formal dual aspect drawing room, with ornate fireplace, and a spacious sitting room with fireplace. All three of the aforementioned rooms have original shutters.

The kitchen/breakfast is a fitting family hub, with tall ceilings, original cabinetry and French doors out to a glorious south to west facing terrace with wonderful views across the grounds to the river and valley. A useful boot room, butlers pantry and cellar complete the functional living space, with a utility room in one of the associated barns.

The bedrooms are spread over two floors, with a main staircase with window providing a superb view over the valley. A principal bedroom enjoys use of an en suite, with a further three bedrooms and bathroom on the first floor, and two attic bedrooms, one of which is particularly spacious with vaulted ceilings and velux windows.

Whilst the house has a sense of comfort and style, it would benefit from refurbishment.

Cottage and Annexe
Adjacent to the house, and created in part of the outbuildings, is a spacious annexe. This has a brilliant open plan living space, with split level incorporating a kitchen, dining and living area. Off this is a bedroom, and a flight of stairs leads up to a charming principal bedroom with en suite bathroom, and balcony.

On the eastern boundary is the cottage, in the form of a sympathetically converted barn. This is an excellent asset to the overall package, with future proof ground floor bedroom, with en suite, and two further first floor bedrooms with vaulted ceilings and bathroom in between. A generous kitchen, comfortable living room with woodburner and useful entrance hall, WC & shower and useful utility complete the ground floor.

The cottage would make a successful holiday let if not required for private use.

Outbuildings
A major feature of Grove Farm is the extensive range of traditional barns. Amounting to over 5500 sq ft of space, the barns provide tremendous scope for a variety of uses and are likely to be able to fulfil the imaginations of most potential suitors.

At the heart of it all is the main barn, of about 27m x 5.6m, a classic traditional brick and flint Norfolk barn, double height with vaulted ceilings, and two sets of full height doors to the west elevation. The barn has been used for family parties, weddings or indeed storage. There are associated storage rooms within the main barn, and a significant wing extending 17m to the east, which is a further blank canvas and used as storage.

Within the main collection is a single storey three bay open fronted cart shed, with a fourth bay garage. There are further carports adjoining the cottage, and wood store. Beyond these initial barns is a further detached barn, nestled to the edge of the land, of about 14m x 5m and again providing excellent opportunity.

Part of the roof to the main barn will require reinstatement.

Gardens and Grounds
Grove Farm is set back from a small country lane, with a curved brick and flint wall entrance onto a gravel driveway leading up to the house. Almost the entire road side boundary is defined by an attractive brick and flint wall. The barns and cottage have a separate access point, with a further gate leading to the meadow beyond the barns.

The formal gardens surround the house, with lawns, herbaceous beds, shrubs and mature trees including a particularly fine copper beach. To the south of the house, set into the land, is a hard tennis court, and a croquet lawn bordered by high hedging.

To the west of the house is the terrace adjoining the kitchen, an idyllic position to look out over the meadow and valley, enjoying afternoon sun and evening sunsets. The land then stretches away from the house, with an open boundary to the west along which the River Stiffkey meanders, and where a decked area allows for an entirely peaceful and private existence on the river.

The grounds could be simply divided to allocate areas to individual barns, without imposing on each other.
