SITUATION
The south Leicestershire village of South Kilworth offers a primary school, 400 year old public house and award winning butchers. Kilworth House hotel and theatre and Kilworth Springs Golf Club are close by. To the north, the nearby town of Lutterworth provides a good array of amenities including leisure centre, primary and secondary schooling. The major conurbation and city of Leicester lies to the north. The attractive town of Market Harborough is set to the east and contains a good range of everyday shopping facilities, together with a commercial centre, leisure centre and golf club. Rugby is some nine miles distant.
Communications in the area are excellent with mainline trains from Rugby to London Euston in under an hour and from Market Harborough to St Pancras in just over an hour. The M1 motorway is accessible at Junction 20 and at Junction 19 the A14, M1 and M6 connect. International air travel is available at East Midlands Airport, Birmingham, Stansted and Luton.
A number of schools are available in the locality, with primary within the village and preparatory education at Spratton, Maidwell and Bilton Grange. Secondary schooling is available at Lutterworth, Rugby, Oundle, Oakham, Uppingham, Northampton and Leicester.

THE PROPERTY
Oak House, a former public house, and Acorn Cottage have been brought together to create a lovely period village house with great potential for a purchaser wiling to undertake a programme of refurbishment throughout.
The accommodation is spacious, and where the two properties have been combined into one, there are possibilities to separate them once more to create an independent annexe or cottage if required.
In its current form, Oak House has an extensive drawing room, with a fireplace to either end, with the left hand fireplace being double sided and opening onto a dining room or family room. The kitchen is at the heart of the house, with ample storage in traditionally styled wall and floor mounted units, and with space for white goods. Off the kitchen is a useful utility to one side, and to the other, the kitchen is open to a conservatory which overlooks a small courtyard and opens into the second kitchen.
To the rear of the house is a large family room which overlooks the pretty rear gardens and large windows frame views up to the church. Off the family room is a second conservatory, requiring some repair, or replacement.
Also to the ground floor is a study, set to the front of the house, a cloakroom, and down steps off the inner hall, a cellar.
To the first floor, there are six well-sized bedrooms, and three bathrooms, all in need of updating. There are two staircases from ground to first floor, which would allow the space to be divided again, subject to the necessary consents.

OUTSIDE
There is driveway parking behind wrought iron gates, and a double garage with workshop over that would make for a lovely work from home office subject to the necessary alterations and consents.
The gardens at Oak House are very attractive, with two distinctly separate spaces, one being a courtyard adjacent to Acorn Cottage, where there is a sheltered terrace and summer house, and the other leading from the rear of Oak House up steps to the lawned area. There is a raised pond with water feature, vegetable beds, winding pathways and several seating areas, positioned to enjoy the sunshine, view of the church, and the riot of colour as the early flowering plants come through.
