Fun fact; the apartment is in a ‘Christmas House’, one of a group of houses in the area designed and built by Ted Christmas at the start of the 20th century.

Why move to Forest Hill? The area is tucked in between well known areas such as Dulwich, Crystal Palace and Honor Oak & Sydenham. The area has a wonderful local identity, with plenty of young families & activities for them, as well as being really commuter friendly.

One of my favourite local places to go for a walk on a sunny day is Mayow Park (pronounced meow) which has a fab ‘Brown & Green’ cafe - ideal for grabbing breakfast at the weekend & I recommend their Bacon & Egg Butty afterwards if you come for a viewing at the weekend! If you’ve discovered a love for tennis following Wimbledon, there are also tennis courts located in the park. Sydenham Hill Woods is great for a walk amongst the trees and the Horniman Museum & Gardens is a very popular attraction (and excellent to occupy kids). The area around the station and up Dartmouth Road is full of cafes and independent shops including; my favourite local butchers (The Butchery) and a beer shop (Clapton Craft).

If you’re choosing an area based on transport routes, the overground service runs to Dalston, Highbury & Islington, whilst the national rail service from Forest Hill goes straight to London Bridge. Bus services then run to Dulwich & Peckham Rye through to Victoria & the West End. The apartment is also in a cyclist-friendly location (easy to get to the North Kent Downs) with Penge CC and Dulwich CC as two local clubs. The apartment also comes with allocated off street parking space.

Best local bars in the area are; the Dartmouth Arms by Meat Liquor (great Buffalo Wings), The Signal (love it there for a Sunday roast) or the Sylvan in the original old post office of Forest Hill (fantastic selection of Craft Beers).

If you’re a foodie, prepare to get a gym membership… The area has tons of great restaurants, but my favourites (this month) are; Bona Pizza, Matoom thai, Sfizio, Archie Parkers & Canvas and Cream.

Owners Comment - why they loved living here: “The apartment felt close to the centre of town for work or going out, but far enough out that it feels less urbanised. There are lots of super parks within walking/short bus distance – Dulwich Park, Crystal Palace, Peckham Rye. I love the garden at the back of the property as it feels like being in the countryside & I’ll miss the neighbours!”

Approaching the property, the communal front door benefits from original style stained glass panels & covered entrance & opens to a communal hall with stairs leading to upper floors.

The property itself then benefits from entrance hallways with doors to all rooms, a beautiful and bright open plan reception room with space for lounge area and then currently a four seater dining table separating the modern kitchen area which conveniently (for a messy cook like me) has sink and main appliances sucked out of view of the lounge area. The bedroom is a fantastic size and benefits from built in wardrobes, and lastly the bathroom with bath and shower over. Outside, the part about the property that blew me away when I first visited was the communal garden - it’s like visiting a park of stepping out into a small patch of countryside! There is then off road parking at the front of the property.

To view the property, get in touch by phone or email enquiry & I look forward to welcoming you to the property.
