Description
The Finedon and Irthlingborough Estate is a large rural estate extending to over 2,500 acres, located around Finedon and stretching south towards Irthlingborough and Wellingborough. The estate is made up of a mixture of let farms and agricultural land, including houses and buildings, and presents a number of current and ongoing opportunities for revenue and captial growrth.

The area has a long history of mining for ironstone with former ironworks based at Finedon, Irthlingborough and Wellingborough. These operations and the opening of quarries around this part of Northamptonshire started after the arrival of the railways in the 1850s, which allowed for iron-ore and coal to be transported more easily. By the late 1960s, all quarrying in the area had ceased and the land was put back into agricultural production.

The majority of the land on the Estate has historically been let on long-term Agricultural Holdings Act tenancies and managed to provide a stable return. The land itself is classified as Grade 3 and 4 on the Agricultural Land Classification and is mostly of the Hanslope soil series, which is a chalky till, slowly permeable calcareous clayey soil.

More recently, some of the farms have become vacant and tenancies have been amalgamated to more short-term Farm Business Tenancies. Some area on the Estate has been promoted and sold for development as part of a large strategic mixed use development scheme within the Wellingborough East masterplan, known as Stanton Cross. There are other parcels of land within the Estate that lie in strategic locations on the edge of Irthlingborough and Finedon.

The Estate is made up of four Agricultural Holdings Act 1986 tenancies and five Farm Business Tenancies (Agricultural Tenancies Act 1995), some in hand woodland and smaller areas of land on short term agreements.

The Finedon and Irthlingborough Estate is predominantly made up of agricultural land and property centred around the historic town of Finedon, stretching southwest to Wellingborough and the River Ise and southeast to Irthlingborough and the River Nene. The Estate also extends north and east from Finedon, directly adjoining the town on all sides.

Locally, Finedon has a handful of shops, a pharmacy, pubs and restaurants, as well as a primary school and a number of sports and social clubs. Nearby Wellingborough offers a much broader choice of shopping, education, and leisure options.

In a wider context, the Estate lies roughly halfway between the larger conurbations of Wellingborough and Kettering in Northamptonshire, within the East Midlands of England. Finedon and part of the Estate lie either side of the A6, Finedon Road, which is 3.5 miles south of junctions 10 and 11 on the A14 and a similar distance from the A45 in the south.

There is good access to the area by train with regular services north and south from Wellingborough Station which is located on the eastern side of the town. Direct journeys to
London St Pancras International take around 55 minutes.
