Front of Sundown

House For Sale £600,000
25 Pauls Lane, Overstrand, NR27

Description

The Property

Sundown is a stunning single story home in the heart of Overstrand, just a few minutes walk from the beach.  Beautifully re-imagined and extended by the current owners, Sundown has three bedrooms inside the house and a charming guest annexe bedroom with an en suite off the front courtyard.

There are two stunning extensions to the front and rear, mirroring each other with full height glazing and full width bi-fold doors, which, when open, invite the outside in to both the open plan kitchen diner to the front and garden sitting room to the rear.  With private garden areas to both the front and the rear and parking for three cars, Sundown is perfectly suited to being a main residence, second home or holiday let.

The front courtyard garden is accessed via a gate from the paved parking area.  Fully enclosed and fenced, this charming private space is cleverly planted & paved to create a wonderful sunny spot to relax outside in front of the kitchen / diner.  The converted garage, guest annexe, is accessed from here.  A funky extra bedroom with en suite shower room, perfect for overnight guests or family visitors; giving them a private space to enjoy, away from the house.

The kitchen diner is undoubtedly the heart of the house, the newly fitted modern kitchen has integrated appliances including fridge, freezer, dishwasher and ceramic hob with oven below in the kitchen island.  The fully glazed gable wall with full width bi-fold doors flood this room with natural light and create a wonderfully sociable space to cook and dine together.  Off the kitchen is a good sized utility room with cupboards, sink and space for washing machine & tumble dryer.

All three bedrooms are arranged off a central hallway.  The principal bedroom is a well-proportioned double room with built in wardrobes and a smart en suite shower room, with a large window out to the side of the property.  Bedroom two, is another double room with a window out to the side and bedroom three is another good size room, currently arranged with bunk beds.  There is a newly fitted family bathroom, with a WC, wash hand basin and bath with mains pressure shower over.

To the rear of Sundown is the wonderful sitting / garden room. Extended to the rear to mirror the front, there is a cosy TV / sitting room area leading to the wonderfully light garden room which opens out to the rear garden beyond.  Again, this room benefits from the fully glazed gable and wall of bi-fold doors, opening the full width of the extension.

Outside

There is paved parking for three cars to the front of the property and the front courtyard is accessed via a lockable gate, ensuring complete privacy at the front of the house.

The front courtyard is an excellent size, with plenty of room for outside dining furniture and garden furniture.  Clever planting and use of pots creates a relaxed and secluded environment.  The guest annexe has been created by converting the original garage and is finished to an extremely high standard, with a window to the courtyard and en suite shower room.

There are paths to each side of the property leading from the front to the rear garden.

The garden to the rear is a really good size, with a paved area immediately outside the garden sitting room, perfect for BBQs and for garden furniture; a lawn and garden shed.

Overstrand is situated between Cromer and Mundesley, the village is rich in history and boasts very lovely sandy beaches which contribute to its popularity with second home owners and holiday makers alike. There are also a wealth of lovely walks and unspoiled countryside all around making it a popular destination for bird watchers and nature lovers too.

There are architectural gems like Overstrand Hall and the famous Arts and Crafts period retreat, The Pleasaunce.  The village has hosted figures from history including Sir Winston Churchill and Jessie Boot, founder of Boots the Chemist.

There is the great White Horse Pub and the Cliff Top Café if you fancy a bite to eat, and the crab shed where you can pick up fresh crab and lobster in season.
