Directions From the M4 (Junction 16), take the A3102 to Wootton Bassett. At the Coped Hall roundabout, turn left and drive through Royal Wootton Bassett, then:
For Thunderbrook Farm and Whitehill Farm, turn right at the bottom of the hill onto Whitehill Lane. Thunderbrook Farm is found on the right hand side on leaving the town (post code SN4 7SB) and Whitehill Farm is found on the second left, approximately 150 yards after passing under the railway.
For Greenhill Common Farm, continue out of Royal Wootton Bassett on the A3102 towards Lyneham and turn left after half a mile onto Breech Lane. The land is then found on the left hand side after approximately 400 yards (postcode SN4 7PR).

Land & Soils According to the Soil Survey of England and Wales, the soils are of the Denchworth series. Denchworth soils are stoneless, strongly mottled and waterlogged for long periods in winter. This soil is most suited to grass crops, cereals and oil seed rape. The land is predominantly classified as being Grade 3 agricultural land and some areas of Grade 4.

Services Mains water is connected at the farmsteads of Greenhill and Whitehill. A water connection is available to some of the pasture, although most parcels have spring-fed or stream water supplies.

Countryside Stewardship The farm land is included in a Countryside Stewardship (CSS) Agreement which expires on 31 December 2024. The incoming tenant must comply with the obligations set out within the CCS Agreement documentation until the expiry date set out above.

Public Rights of Way There are footpaths and bridleways across the farm.

Holdover Holdover will be required by the outgoing tenant for certain parcels until the end of October 2023.

Tenancy Agreement The land and buildings will be let on a Farm Business Tenancy for a term of five years from 29 September 2023, with a break provision will be included. A draft copy of the agreement will be available upon request from Savills. All applications are to be made in full knowledge of the terms of the agreement.
