Bridge Cottage House Site, Stanley, Perth, PH1

Description
Rare opportunity to build a beautifully situated riverside house

Description

Bridge Cottage house site is a scenic riverside location on the west side of the river Tay. The plot amounts to approximately 2 acres, half of which is flat grassland whilst the rest is wooded valley with a burn running into the river Tay. It is situated just beside the decommissioned railway bridge that crosses the Tay near Kinclaven road bridge.

The site is entered via timber double gates which open to an expanse of flat pasture with lawn and wildflowers including orchids. To the right of the entrance gate is the railway bridge. A wide grass path leads down a gentle slope to the lower level of the site. Here a small burn flows all year into the Tay with wildflowers and trees populating the banks. The river is approached by a wooden gate that leads from the bottom of the site onto a footpath that runs along the riverside. The site offers a unique opportunity to develop a wonderful riverside home and garden.

Apart from the mature trees, including birch, oak, sweet chestnut and hawthorne, over the last decade the owners have planted a large selection of both native and rare trees including himalayan birch, copper beech, walnut, European and Japanese larch, flowering cherry, crab apple and magnolia.

The site is approached via a shared private road accessed via the delivery entrance to Ballathie House hotel. The road is used by several other properties and the maintenance is shared on a user basis.
