The Property
Hill Farm is a detached Grade II listed former farmhouse and probably dates from the 17th Century. It occupies a lovely elevated position, standing centrally within its grounds. Typical of the period it is of timber framed construction with rendered elevations under a peg tile roof. Throughout the house are many fine beamed ceilings and exposed wall studs. At the heart of the house is a generous kitchen/breakfast room with a range of base mounted units and an island unity with timber and granite worktops, and space for a range cooker and dishwasher. Located off the kitchen and accessed off the terrace is a utility room with a Belfast sink and plenty of storage and coat hanging. There is also a study and cloakroom.

The sitting room and dining room are situated on the other side of the hallway from the kitchen. The sitting room has an attractive open fireplace with a fine Adam style carved timber mantelpiece, and a door opening to the garden. The dining room also has a fireplace housing a wood burner and exposed wooden floorboards.

On the first floor are three well-proportioned bedrooms, a family bathroom, and separate WC. The main bedroom has a walk-in wet room, and the family bathroom has a cast iron roll top bath, hand basin and WC. On the second floor are two further attic bedrooms accessed via separate staircases. The first has original wide plank flooring an en suite bathroom with a cast iron roll top bath, WC and hand basin. The other bedroom is also of generous proportions and has wooden flooring and exposed supporting beams.

Outside
Hill Farm is approached via a shared hardcore track, over which there is a right of way. This leads through a five-bar gate into a shingle parking area with an adjacent timber garage. There is a substantial slate paved terrace on the approach to the house with flower borders and a brick well with security bars. To the front of the house is a stone paved terrace with shrub beds, ideal for outdoor dining and entertaining.

The garden is principally down to lawn and surrounds the house, and partially enclosed by evergreen hedge and part moated. To the west, is an orchard with a variety of fruit trees with a grass paddock to the north. There are numerous mature trees including ash, beech, and elder. The land extends to approximately 4.5 acres in total.
