Old Home Farm, Rousdon, Lyme Regis, Devon, DT7

Description
Situated on a 350 acre private estate, an immaculate modern four bedroom home with stunning views over the adjoining countryside and further to the sea, boasting direct access to a private beach on the World Heritage Jurassic coastline.

THE PROPERTY
Windhover is an exceptional four bedroomed family home built in 2006 by the very well respected Morrish Homes. It sits in a particularly pleasant position on the Rousdon Estate enjoying views over the adjoining countryside and the sea.
The 350-acre estate sits some 150 metres above the East Devon Coastline, and dates to the 1870s with the grand Tudor style mansion being commissioned by Sir Henry Peek. This beautiful, well-tended country estate offers its 104 private residents a variety of woodland and parkland walks along with the benefit of a private beach and a thriving community.
The house itself is immaculately presented throughout having been lovingly cared for by the current owners from new, who have in recent years made several improvements to fully maximise space, light, and functionality, including solid oak flooring and joinery.
There is a spacious reception hall, leading to all rooms and incorporating a solid oak staircase rising to the first floor. The main reception room lies to one side, spanning the depth of the house and offers a generous sitting area, with central fireplace, bespoke fitted cabinetry, and bookshelves, making for a lovely room in which to relax and unwind. Although it offers ample space for dining, two sets of French doors open into a most wonderful garden room which offers an ideal spot to dine and entertain, whilst enjoying views to the surrounding countryside, and gives a sense of an all-year round connection to the outside.
To the other side of the hall, is a generous study, a fully fitted kitchen complete with Corian work surfaces, and a utility room, which gives access to the rear garden. There is also a cloakroom at this level.
The first floor is perfectly laid out, with three double bedrooms, one single room and a family bathroom. The principal room has an en suite shower room, and glorious far reaching countryside views. There is very easy access from the landing to an extremely useful loft space, which would ideally suit a model railway fanatic or similar. It could also offer great potential for conversion (STPC) if required.

OUTSIDE
To the front of the house, an attractive stone and flint wall borders a pretty paved courtyard area leading to the entrance porch, with a drive to one side accessing the single garage, and a paved pathway leading to the rear garden to the other side. A very sunny paved terrace spans the width of the house, and really is a very pleasant spot for al fresco dining and to entertain. The garden is a true delight, and a utopia for children and wildlife alike, with a level formal garden directly in front of the terrace, with estate fencing separating it from a wild flower meadow that leads down to the far western mature tree lined boundary. Here lies a further dining terrace offering a very peaceful place to watch the sun set whilst admiring views over the adjoining farmland and beyond to the East Devon countryside and also to the sea at Lyme Bay.

All in all, Windhover would make the most perfect primary or secondary home in this magical coastal location.

LOCATION
The Rousdon Estate is a private 350 acre residential estate two miles to the west of Lyme Regis, sitting about 150 metres above sea level. The estate was purchased by Sir Henry Peek in 1869 for the princely sum of £11,500. He set about regenerating this poor farming community and created a model modern village and vast mock Tudor manor house. In the 1930's the estate was sold to Allhallows college which was resident until 1989. After the College closed, the Estate was taken over and redeveloped to become a "village" of some 104 dwellings, now managed by Allhallows Ltd, a company formed by the residents of the estate. The village of Rousdon just outside the gates is home to a newly established café and lifestyle shop, the perfect place to stop for a coffee after a walk round the estate. Nearby is the Hugh Fearnley-Whittingstall's River Cottage HQ and Kitchen. A very pleasant walk through the quiet country lanes to nearby Axmouth leads to two excellent gastropubs. The town of Lyme Regis is a popular and picturesque coastal town, noted for its attractive period buildings, the Cobb, (made famous by Jane Austen) and the harbour. These along with the stunning surrounding countryside and coastline all justify Lyme Regis's worldwide reputation. Featured in the Domesday Book, Lyme Regis and the Bay are situated at the heart of the Jurassic Coast, a major centre for fossil collecting. The town has an excellent selection of facilities including schools, many independent shops, as well as the familiar high street brands. There are two small supermarkets, several restaurants such as Mark Hix's Oyster and Fish House, boutique hotels such as The Alexander, a theatre and various museums. A short walk from the high street is the charming award winning sandy beach, ideal for families, and the harbour which is popular with anglers and those keen on deep sea fishing trips, sailing and power boat clubs.
