ACCESS
The plot enjoys a right of way along Three Stiles Lane, an unmade bridleway, of which the first 75 metres, leading from the highway, is owned by the neighbouring Martlesham House, and there will be a requirement to contribute to the maintenance. We understand the plot owns its verge frontage.
CIL The new build property will be liable for CIL (private occupier exemption may apply).
DIRECTIONS (IP12 4PF)
Approaching Woodbridge from the south on the A12, proceed past Martlesham Heath, crossing over a series of roundabouts. At the traffic light-controlled roundabout beyond Tesco, turn right signed to Martlesham and proceed for approximately 1 mile. At the bottom of a long hill, turn right, opposite the Red Lion public house, signed to Waldringfield. Follow this lane for about mile as it rises up through a tree tunnelled hill and around the corner. Proceed beyond Martlesham House and its Barn where the entrance to Three Stiles Lane, accessing the plot, will be found on the right-hand side. Travel along the track for approximately 150 yards where the pedestrian gate to the plot is on the right. Please park on the verge adjacent to the gate.
If approaching on the A12 from the Woodbridge direction, proceed to the aforementioned large traffic controlled roundabout, with the A1214 and turn left, signed to Martlesham. Thereafter, follow the instructions as above
