House For Sale £399,950
Red House Road, Banbury, OX15

Description
Hortons are delighted to bring this detached family home to the market, located in the highly sought after village of Bodicote.

"This has been a wonderful first home for us. It was the first home we
bought and the first home we have brought our two boys home to. At the
time we bought it, we were attracted by the area, and this is still true
today. We have some lovely neighbours, we are around the corner from the
local shop / post office and bus stop. The house is also in the catchment
area and walking distance for both the highly regarded Bishop Loveday
School and Longford Park Primary School. Though belong close to
Banbury, we have the countryside and plenty of walks on our doorstep,
which was a blessing during covid.

Two thing’s really attracted us to the house: The first was the clever use
of light with plenty of windows. This is still true today and the family room
which faces both south and west has been a lovely sun-trap. Secondly, the
larger than average deck has been a great feature for entertaining and we
have enjoyed many a summer BBQ and house party on it. We will be sad
to leave Red House Road, having become good friends with our neighbours."

Enter into the property via a convenient porch space, that leads into the spacious entrance hallway. There are doors from this area to a storage cupboard, ground floor shower room, sitting room, kitchen and stairs rising to the first floor.

The sitting room is a very good size, ample space for lounge furniture, and opens into the family room, and having double glazed doors onto the rear garden decking area. There is a functioning open fireplace in the sitting room.

The open plan family area is a superb addition to the house, catering for families and entertaining very well. The house has a good flow in general, as this space leads into the kitchen area, and then back to the entrance hallway.

The kitchen has ample worktop space, space under counter for white goods, sink unit to side aspect, and door leading to side and driveway.

The first floor landing benefits from a large window at the front of the house, allowing a vast amount of light to enter the space. From the landing are the family bathroom, and three double bedrooms , all being light & airy.

The garage is a good size, having light and power connected, with an electric roller door, and personnel door into a converted office space, that is also accessed via the rear garden.

The garden enjoys a fair degree of privacy and is a good size, accommodating entertaining as well as space for children to enjoy.

The driveway has been improved to offer three off road parking spaces, on pavioured driveway.

Additional comments;

Since buying the property we have repainted most rooms, installed a new
carpet on the stairs and upstairs in 2017, installed a shower in the
upstairs bathroom and retiled the bathroom from floor to ceiling. one of
the first things we did was to change the dining room door to a slider,
creating more space. We have replaced the garage door with an electric
and alarmed door. When we updated the boiler in 2019 we moved the
washing machine into the kitchen and converted the utility room into a
study . this included new floors and repainting the wall. we have built a
pond with a a water feature and rearranged the garden. In 2020 we
significantly widened and re-laid a new brick driveway.
shortly after we bought the property in 2015, we restored the open
fireplace which has been a lovely cosy feature of the house. the upstairs
radiators have all had thermostatic valves installed and the house comes
with a Hive heating system and Hive lights in all rooms except the kitchen
