House For Sale £850,000
Wyatts Green, Brentwood, Essex

Description
SELLERS INSIGHT The family moved into Ashbourne in July 2009.

We were looking for a property not too far from Rise Park and the villages were a perfect choice being just 15 minutes away. We were attracted to the corner plot in particular and preferred to watch 'life going by' as opposed to one of the quieter side roads. Links to the A12 is literally 5 minutes away and the nearest Station, being Shenfield, is about a 10 minute drive.

We chose the property based on where it was situated predominantly, overall standard of surrounding properties and, most importantly, the feeling we both got when viewing. Anybody buying a property should feel the 'buzz', 'excitement', 'wow' if it's the one for them!

My youngest attended Doddinghurst Junior School from the age of 8 along with Chuckles After School Club for 3 evenings a week. The school were excellent and nurturing alongside Chuckles which he thoroughly enjoyed for a couple of hours each evening. Would highly recommend both.
Since moving in we have opened up the living space up by integrating the garage, extended the kitchen area and above to make the main bathroom bigger and, finally, added 2 bedrooms.

My favourite room is the now open plan kitchen/diner/lounge. Sunshine streams into the property due to bi-fold doors and windows.

The house has been a labour of love over the past 14 years and we have experienced pleasure in developing it one area at a time, alongside the rear garden and frontage.

Two of our Three children have now 'flown the nest' and although we are genuinely sad to be leaving, it's time for change. However, we are definitely staying local as Brentwood High Street is 10 minutes away and there is a parade of shops in Church Lane.

This spacious five bedroom detached family home sits on a sizeable corner plot, located a good distance from the road and conveniently close to local amenities like schools, shops, and bus routes. With over 2000 sq.ft of flexible living space, the property boasts a detached garage and a large workshop at the bottom of the garden, as well as ample parking on the driveway. Despite its semi-rural setting, the property is only a short drive of approximately 5 miles to the bustling town centers and mainline train services of Shenfield and Brentwood.

Ascending the steps of the covered porch at the front of the property leads to a lengthy hallway, which features a staircase that ascends to the first floor. At the end of the hallway is a modern ground floor cloakroom, equipped with a two-piece suite consisting of a WC and wash hand basin. The second reception room, boasting a bay window with a view of the front of the property. The main living room is a spacious and bright area, with uniquely designed feature brickwork on three walls and a combination of carpeted and solid oak wooden flooring. Two bay windows provide a picturesque view of the front of the property. The living room flows into a stunning kitchen/diner, fitted with cream gloss wall and base units and an elegant marble-effect quartz work surface, complete with integrated appliances. A large peninsular breakfast bar offers ample space for family dining and entertainment. Bi-folding doors open from the dining area directly onto a patio area in the rear garden. A separate utility room, off the kitchen/diner, provides extra space for appliances, with a single door providing access to the garden.

As you ascend to the first floor, a spacious and illuminated landing with ample storage awaits you. The four double bedrooms are generously sized and well-proportioned. The master bedroom overlooks the rear garden and boasts a charming Juliette balcony, mirrored wardrobes, and an en-suite shower room. The shower room features a shower cubicle, close coupled w.c., and a wash hand basin set in a contemporary vanity unit. Furthermore, there is a delightful family bathroom with a modern four-piece suite, including a double shower cubicle, a panelled bath, a close coupled w.c., and a wash hand basin set into a vanity unit.
The property provides ample off-street parking for approximately 5 to 6 cars on a spacious driveway that is situated far from the road. Furthermore, at the back of the property, accessible via Plovers Mead, there is a separate garage and workshop with double doors that open into the rear garden. The rear garden spans approximately 77 feet in length and features a raised patio area directly behind the property, followed by well-maintained lawns and flower beds containing mature trees and shrubs.

LOCATION Located on the outskirts of Doddinghurst, in Wyatts Green Village, this property is conveniently situated near the local parade of shops, which offers a range of amenities such as a supermarket, newsagents, pharmacy, and off-licence. The Village also boasts an Infant and Junior School, a Village Hall, recreational grounds, and a charming Village Church with historic character.

For those needing access to London Liverpool Street, the Shenfield main High Street and Railway Station is only 4.5 miles away. Alternatively, Brentwood Mainline Railway Station is approximately 5 miles away.
