Barcombe Mills Road, Barcombe, Lewes, East Sussex, BN8

Description
A handsome and spacious period house situated in gardens and grounds of about 1.4 acres, within a semi-rural position with superb southerly views to the South Downs.

Description

Camois Court is a handsome detached property, believed to date from the 1700s with a substantial Victorian extension which was added in around 1880. It is a fine country house, understood to have been built by the Grantham family, who were prominent local landowners; it has been the subject of extensive refurbishment, resulting in a beautifully presented house with light, well-proportioned and spacious accommodation arranged over three floors, with stylish décor including period cast iron radiators in most rooms and many double aspect rooms.

The property is characterised by red brick, partially tile-hung elevations under a tiled roof with classic Victorian gable ends. To the front, the entrance porch with quarry tiled floor leads on to the reception hall, with a Victorian slate fireplace, Welsh slate flooring and access to the cloakroom. An archway, flanked by carved decorative timber pillars opens to the inner hallway.

The formal sitting room has a brick fireplace with oak bressummer and a cast iron Jotul woodburner; Velux windows set into the vaulted ceiling ensure this room is flooded with light and the original brickwork been exposed as an interesting feature. French doors open to a brick paved terrace, which wraps around the house.

The eastern portion of the ground floor forms the impressive dual aspect, open plan kitchen/dining and family room, with a generous family room featuring a marble fireplace with slate hearth and inset 'Chesney' woodburner and French doors opening to both the front terrace and to the side terrace and garden. The kitchen/dining room is fitted with an excellent range of bespoke painted wood cabinets under oak worktops, with space for a range cooker and central space for a dining table; this room also benefits from French doors opening to the side terrace and garden. The rear hallway has a quarry tiled floor and gives access to the double aspect snug/study, the boiler room, the cellar and the enclosed courtyard garden. There is a laundry room lying off the sitting room, which completes the ground floor.

From the reception hall, stairs rise to the part-galleried first floor landing and on to the second floor. Open to the landing is a study area with walk-in storage cupboard/wardrobe; there is a further walk-in wardrobe/airing cupboard which houses the hot water tank.

The double aspect principal bedroom has a cast iron feature fireplace and far-reaching views over the gardens to the South Downs, and a luxury en suite bathroom with a vaulted ceiling, freestanding roll top bath, basin and WC. There are two further bedrooms on the first floor, both double aspect and with cast iron feature fireplaces, and a fitted dressing room, all served by a large family bathroom with a freestanding roll top bath and separate shower cubicle with a power shower.

Lying off the spacious second floor landing are four further bedrooms, two of which are double aspect and have feature fireplaces and vaulted ceilings. A refitted shower room with a power shower completes this floor.

Outside
Camois Court is approached from Church Lane via electronically operated wooden double gates, which leads past the oak framed two bay car port and parking and opens to a gravelled driveway and further parking area lying to the front of the house. There is a secondary driveway and parking at the rear of the house, accessed from Barcombe Mills Road.

The beautifully landscaped gardens lie predominantly to the south and east of the house and are mainly laid to lawn, level and well enclosed by mature trees and shrubs, with lovely views to the south over adjoining countryside to the South Downs. A shepherd’s hut with power connected and a woodburning stove is situated in the south-eastern corner.

The house is wrapped on all sides by a brick paved terrace, which can be accessed from each side of the house creating space to sit and enjoy the garden at all times of day and giving an excellent flow between inside and out. The formal garden is interspersed with extensively planted beds and borders; to the south is a productive vegetable garden with raised beds, and to the southwest of the house is a walled rose garden with a heated swimming pool with an integrated safety cover, paved surround with space for loungers, a timber summer house and a further timber shed housing the filtration equipment and pool boiler.

To the western side of the house is a walled courtyard, creating a pretty space for eating and entertaining al fresco, with pedestrian gated access to the secondary access and parking. This in turn leads to on to the gym (formerly a single garage), the courtyard garden and the terrace which wraps the house.
