Don't miss the chance to own this remarkable gem on popular Lyham Road.

The house is a late Georgian House built just before 1840. I bought the house in 2000 from a lady called Victoria who was a journalist. She had featured the house in the Sunday Times as an example of an idyllic cottage in the heart of London! And it is! It has a large, very old rose growing on the front and in May that bloom making it look like a country cottage and because it backs onto waterboard land the Garden is completely private. In winter you can even see the Windmill in Brixton. (apparently the only working windmill in London!).

The house was completely renovated just over 10 years ago. This is when I made the downstairs open plan, built the sun room extension (including downstairs WC) and knocked two bedrooms together to create one large master bedroom. The house was originally a 3 double bedroomed house and it could easily be turned into one again by dropping in a partition wall and a bedroom door. There are two large lofts which are boarded and there is a ladder so there is a huge amount of storage space. The kitchen also has a lot of cupboard space. In addition to an extra-large cupboard in the kitchen under the stairs there is a floor to ceiling cupboard in the sunroom. At the time of the renovation the garden was also paved and decorated. There is outside lighting , a watering system and a water feature as well as outside power points. There is a large barbeque area and a sperate building which I have used as a utility area. It has lighting, heating and water. It could easily be converted to a home office.

Lyham Road is the first road into SW2 so you have the best of both worlds – Clapham on one side and Brixton on the other. If you walk down Loats road (opposite) it cuts straight down to the main bus route on Kings avenue (a 1 min walk). You are a fifteen mins walk from both Clapham North and Clapham South tube stations. Just at the end of the terrace of houses (30 secs walk) there is a cut through to Brixton Hill via Jebb Avenue where you will find cafes, pubs and shops and you can jump on a bus to Brixton Tube station or take a bus directly to the city and west end. There are also 2 small supermarkets on Lyham Road. There are some fantastic schools and nurseries very near to the house. And of course as you know It’s close to the very popular Abbeville village.
