A brick built, pre-war, Semi-Detached House, by the admired builder W. S. Gordon. Manse Avenue is an extremely quiet location within a small cul-de-sac of only 12 properties in the desirable Hillfoot district. No.9 is located at the head of the cul-de-sac and sits upon a large fan-shaped garden, the rear garden is South East facing and has just completed a professional landscaping project, the result being a wonderful outside space.

The house is a full five apartment property (two public rooms and three bedrooms) supported by kitchen and bathroom. Over the last year the house has had a major investment and upgrade, only the kitchen remains as an area that would benefit from modernising.

It has been rewired (except kitchen) and re-plastered, including the installation of coving in all five main apartments, as well as the reception hall and upper hall. Decoratively, the subjects have been superbly done with new flooring including both oak and wool carpets. Bold Farrow & Ball paint palettes offset the majority white theme. One of the decorative touches includes a brilliant panelled wall in the main bedroom in a rich De Nimes colour.

Radiators have been renewed including a feature, traditionally styled, column radiator in the hall and a chrome towel radiator in the bathroom. Central heating is mains gas with a previously upgraded Worcester Greenstar 32 CDi compact ErP combination boiler. For those cosy autumn and winter evenings, there is the luxury of a wood burning stove in the lounge.

The bathroom was renewed in 2022 and comes with an over bath shower. All windows in the house are double glazed (uPVC framed) as are external doors, the kitchen back door and the upper hall side window only renewed in late 2022.
Usefully, the attic is floored (tongue and groove pine floorboards) and lined to make a very handy attic space. It has storage facilities and has power and light installed, a central heating radiator, and a Velux window provides lots of daylight. Access is provided by a good quality wooden loft ladder.

As clients will see from our photographs and video, the house is a very fine one, perfect for couples and certainly ideal for family buyers, with catchment to Bearsden Primary (at Bearsden Cross) and Bearsden Academy (currently ranked No 2-state secondary in Scotland). The end of cul-de-sac location providing an essentially traffic free environment and the superbly landscaped rear garden, being all enclosed (fenced and gated).

Ground Floor
• Vestibule – entered via twin double-glazed storm doors.
• Hall – with an original 15-pane glazed panelled front door. What a first impression the hall provides with its gorgeous oak floor and new oak doors and bold decorative touches in Charleston grey and Railings. Hall cupboard.
• Lounge – a lovely main public room with broad bay window to the front. A painted fireplace is the focal point of the room with the wood burning stove inset, set upon a slate hearth and with a slate frame. To the side of the fireplace is an original display alcove. Picture rail in addition to the coving.
• Dining Room – window to the rear. A good square shaped room.
• Kitchen – this is the part of the property that our clients have not changed, apart from renewing the rear door with a smart double glazed unit. A galley style kitchen, it has side and rear aspects (includes the door). Units are oak, country style, with light coloured laminate worktops. Appliances include – four burner gas hob, oven, filter cooker hood, washing machine, and fridge/freezer.

First Floor
• Staircase – very smartly done with the stair treads, risers, and balustrade/handrails painted in a dark ‘Railings’ colour. Quality wool carpet runner.
• Hall – window to the side. Cupboard set over the stairhead for storage. Hatch, with the loft ladder, to attic.
• Bedroom 1 – a great sized main bedroom with a wide bay window to the front fitted with window seating and storage. The painted (De Nimes colour) panelled wall is a fantastic design statement. Shelved alcove.
• Bedroom 2 – another double bedroom that is rear facing and overlooks the lovely back garden. Main wall painted in dark Hague blue.
• Bedroom 3 – single bedroom used as a study. Three of the walls are finished in Farrow & Ball’s Bancha colour (dark green).
• Bathroom – renewed in 2022 and with white suite and with a shower set over the bath. Cool ‘Metro’ wall tiling around the bath

Garden
The plot is fan shaped with most of the garden being to the rear. The front has a brick rendered front/driveway wall, with copings. Above this is a lawn with borders. A long driveway (twin track) with centre gravel and cobbles provides off-street parking for three cars and potentially four smaller cars. This leads to the property’s single garage, which has an up and over door and, usefully, two integral garden stores to the rear.
The rear garden is gated and all fenced in. It has just completed a redesign and landscaping project and is a wonderful outdoor space to enjoy. It has three lawns, with chunky wooden sleepers that make retaining walls, formations for raised flower beds, and as edgings for the steps to the rear of the garden leading to the back patio. There is a grey gravel “morning” sitting area immediately to the back of the house, with a matching gravel path leading down the garden, both edged in grey block paviours. At the top end of the garden, up some steps and a pathway through three modern pergolas, is a lovely grey stone flagged patio, perfect to capture the afternoon and evening sun.

SITUATION
Hillfoot remains one of the most appealing locations in Bearsden, just west of Bearsden Cross (only half a mile from the house), with its railway station providing regular links to Glasgow’s West End and city centre, including a service to Edinburgh Waverley. Hillfoot has some local shops and restaurants, as well as its railway station, and at Kessington you will find a Sainsbury’s convenience store and a large Asda. The Cross has a selection of independent retailers, cafés, restaurants/bars, a butcher, a fishmonger, well stocked post office and a Marks & Spencers Food Hall. At the Burnbrae Retail Park is an Aldi and a Waitrose. At Kilmardinny is the newly opened £42m Allander Sports Centre. In addition to the school catchment, Bearsden is also home to nurseries, the Bearsden Early Years Centre, St Nicholas Primary, and the High School of Glasgow Junior School.

This is a great house and one that really should be viewed.
