PLANNING
Full planning permission has been granted by Horsham District Council for the erection of 2no semi-detached two storey dwellings (ref DC/23/0555). The plot is also suitable for an executive 4-5 bed detached dwelling (and the 4-5 bed floorplans can be provided upon request). Please note the following planning conditions:

Conditions 4+5 - The development must comply with the approved Water Neutrality Strategy. A 7,500 litre rainwater harvesting tank is required to supply all toilets and washing machines.
Condition 6 - Electric vehicle charging points must be provided for both semis.
Condition 9 - Cycle parking/storage must be provided for both semis.
Condition 10 - Fibre optic broadband with a minimum speed of 30 Mbps must be provided for both semis.

CIL CONTRIBUTION
If no self-build housing exemption is applied for, a £24,269 CIL payment will need to be paid by the plot purchaser upon commencement of the development.

DEVELOPMENT
The planning consent allows two new 2-3 bed semis to be built adjacent to the existing end-terrace property. Each semi will have a floor area (GIA) of 73m2. Alternatively, the executive 4-5 bed detached dwelling would have a GIA of 146m2.

PARKING
The semis will benefit from 2 dedicated off-street parking bays (1 for each semi) in a landscaped private parking court that has already been constructed. ADDITIONAL PURCHASER'S OBLIGATIONS

- The parking court must not be used by construction plant/machinery, and must not be used for materials/deliveries. A dedicated construction access has been implemented directly from Timber Mill.

SERVICES
Surface water drainage is available in the gap between 85 and the new semis. Roof drainage from 85's north-west downpipe, plus all roof drainage from the semis will need to be harvested and stored in a 7,500 litre underground tank. Overflow from the tank will then run into the existing surface water sewer in front of number 85.

Mains water, electricity, gas and BT connections (including 55 Mbps fibre) are available from the footpath directly .An existing foul manhole (circa 1m deep) will allow a straightforward foul drainage connection to the rear .No statutory utility diversions will be required, and a full set of services plans can be provided.

METHOD OF SALE
